Transferring deeds/ new mortgage process?

Anyone has done this recently? Can you share what the sequence should be? Should I start with getting exH off the mortgage first and only once I know I have the mortgage in my sole name start the deeds transfer process? Just trying to figure it all out - I have a mortgage broker lined up to start the mortgage application process, just wondering at what point I should contact solicitors about the deeds...
Thanks for any tips!

We just got the broker to do the lot. As long as you have agreed the buy out price it should be simple enough...

Did you have a tenants in common agreement? I had one with my ex, I had to 'buy' him out and change name on land registery etc just before doing the mortgage.. always sensible to get solicitors involved ASAP, I don't know your situation obviously, but just in case thing go nasty.. I was incredibly lucky with my ex

The mortgage has to match the deeds, I did it all in one go via a broker no hassle at all. Had previously exchanged money to buy out ex and we had a written agreement we had both signed to show this.

Thank you all - we have agreed by our price and have a sealed financial order etc., I just wondered what comes first - change in the land registry or the remortgage
Given the current environment, I will only start the mortgage application once the lockdown is over, but maybe I can get a head start on the deeds transfer...

The two have to go together. You can only transfer the deeds when he comes off the mortgage...

I have just done this. Instructed broker to remortgage. Then lender appointed solicitors who required a copy of consent order. Once mortgage completed then the solicitors processed the change to the deeds.

I have started the remortgage process as well as instructed the solicitor, so both things will happen simultaneously without me having to interfere manage that---- Smile

Mortgage co make you apply for a transfer of equity - you have to prove you can afford it and he needs to sign to say he agrees to the transfer

You need conveyancing via a solicitor

Then it's all yours
