We're looking at buying a house but our budget isn't that high for the area. What we need is a bedroom than can easily extend to a 4 bed. max value of the house is 200k

So far this is the winner...

I haven't viewed that one but could potentially be too small as it is. Two bedrooms have to be very good size. One has to accommodate two high sleepers and the other one a double bed with a cot. And space for a baby grand piano in either of the living areas.

The one I linked to, you just need to get someone like wickes in yo put in a new kitchen and bathroom, a decorator in to paint it throughout and new carpets and flooring and maybe a boiler. It will look like a brand new house. And easily done for twenty k and quickly. You could likely get it for between 175 to 180. Maybe even less, then you'd have your four bed for the 200.

If I could get it for £175k that would be ideal. Then we'd use some of the rest of the deposit money to pay for improvements or save as we go. But with a baby I think a kitchen would be the most important thing to fix.

If you've a max budget of 200, then the difference between that and your purchase price is your doing up money.

You just take out the max mortgage to get you to thr 200 and spend the rest on renoatvations. You can spend mortgage on renovations, it doesn't need to be solely on purchase.

@bluntness I don’t think you can get a mortgage like that anymore. The criteria and rules are so strict.

You can’t borrow a mortgage bigger than the property value on the premise of fixing it up. They will only give you what the property is valued at.

@Atalune that's how it's been for all previous mortgages I've ever had, so basically I would have to take it from the deposits or get further credit to do it.

@pancake I could in the second reception room, so SS would have to "sleep" with it. The plan is to extend the kitchen with a conservatory and put the dining room in there. The lounge would then be big enough for the piano

Yes if you can get the LTV right then I guess you can keep some cold hard cash behind.

I really think it’s worth thinking you won’t be moving and get something you can extend/convert a loft or garage.

Just viewed that 4 bed (although just from outside) . Immediate neighborhood is not very nice and kitchen is tiny, so the only reception room would have to be a lounge/dining room and hoping that the bedrooms are actually big enough for all of us. The problem I see with that one is that it needs at least 15k to make it "livable" new floors / new kitchen and possibly a new bathroom. What we can live with for the time being would depend on the state of the house. As it is we don't need the 4rd bedroom immediately but in the next 18months, which gives us some time to save for that extension.

The Malabar Road has two outbuildings fitted with light/power. One is near the bottom of the garden so might not be suitable for bedroom conversion, the other is next to the house although doesn't show dimensions. Plus there's the option to convert the conservatory into the 4th bed.
