I’m a first time seller currently. Such a different experience than the times I was buying!

Just wondering if anyone else is navigating the madness of the Irish property market and want to chat?

We would love to move to a larger 4 bed but I actually couldn’t cope with the stress of it. Houses are going ridiculous amounts over the asking price and as I actually like where we currently live I’m telling myself to cop on and be happy with what I have

We moved in 2021 and I vowed to never do it again. Love our house but had to go way over asking, and there was a huge delay with contracts so we took 8 months to close, all the time knowing that the sellers were likely tempted to relist at a higher price. So bloody stressful.

House I’m selling is following an inheritance and clearing it out was such an ordeal. It’s been in the family for over 90 years 😢

Estate agents are doing a good job but I made the mistake of looking at the listing on TikTok and the keyboard warriors are out 😬
It’s a lovely house but needs to be modernised in terms of decor, and is priced to reflect that. It was rewired and insulated a few years ago, and has a good BER and solar panels so generally well maintained, but clearly formerly inhabited by elderly people so the wallpaper etc is dated. Loads of “I’ll give you a fiver” type shite and some quite personal comments. I know it’s not worth getting annoyed about, but it’s upsetting when people make ridiculously personal comments on a house they have no intention of seeing, let alone buying.

My is fault for reading them.

Oh you have my sympathy, because the same thing happened to us when we sold my late parents home.
It was a much loved pride and joy of theirs, but as they aged it did fall into disrepair and was very dated.
But it really hurt to read such criticism of it, people are so thoughtless. We were well aware that whoever bought it would be ripping it apart to bring it up to a decent standard, but didn't need to hear cruel comments about it.

I’m sorry to hear that. People really are just strange. Lots of comments along the line of “can’t wait for Mohammed to move his five wives into it”. People are just tapped in the head.

Anyway, we have several bidders after the first viewing so fingers crossed it’ll sell easily.

My position is that I live in a large detached 4 bedroom house in a desirable area . I want to sell and downsize due to disability so unable to work . Seems easy but there are no smaller properties to move to . Bit of mortgage of €95 so that needs to be added . Competing against cash buyers , mortgage approval in place , and downsizers that can afford to rent until they decide on property . Can't sell until I have somewhere to move to and can't sell now and have cash ready as might end up with nothing . Although mine is worth a lot it is almost equal to smaller homes as bungalows, 3 bed semis are desirable to everyone else too and there is a ceiling as to what price to list it at . Houses have sold for €850k that are squeezed on a site with hardly any parking, no garden and you could touch the house beside you from a window . Properties like you describe older family homes are no longer a fixer upper as construction and building supplies cost a fortune.

So I am in a house too big for me and families are desperate for homes in my area . Nightmare situation.

Bring back the bridging loan or let the government set up a bridging loan finance thing that would help downsizers or rightsizers to move.

On the other side of the spectrum (FTBs), it would be so much more fair on people if rent payment was taken into account for mortgage affordability.

Despite the ancient carpets, I’ve had a lots of interest in the house I’m selling and we’re currently 15% over asking.

I got a mortgage on the old fashioned say so of the guy selling the new houses. And 100% mortgages were a thing too. Probably not a great financial move but there should be something in between. As you say , paying rent steadily for 3 or 4 years should be taken into account.
Hope your sale goes through quickly before the market changes and buyers get too cautious.

Rent payments are taken into account, mine definitely was.
