how to prove a future income?

so i feel like im a bit stuck, ive split from my children’s dad and we have sold our home. currently going through the process but i cant imagine it taking long as theres no chain. my issue is in terms of looking for somewhere to rent, how can i prove to them that ill be earning X amount when the house is sold and i can claim UC and housing support (whatever it’s called) cos currently i wouldn’t even be able to afford a £600 house to rent! but with the support i’ll be receiving and my income/child maintenance i’ll be able to rent a nice home for us close to my sons school

will it be as simple as going onto ‘entitled to’ or ‘turn2us’ and showing them?!

i don’t see how i’m going to be able to rent anywhere otherwise!

You'll need a contract with the stipulated amount in it, and a guarantor probably if it's a new job. If your relying on child support to pay your rent then noone will take that into account.

Do you have a job lined up? If you have the contract then that will show your earnings I suppose.

Um a start is put your name on the council houseing list as a stand by where ever you live or as a safety net

Plus contact your dwp for advise, I.e. child support unemployment on universal credit and help with rent etc for whatever help you can get,how old is your son and it does take up to 4 weeks for benifits to come through , are you working at the moment at . I'm just retired from dwp please use turn to us it will help as l suggested possibly reg with local houseing dept as well

sorry - i do have a job i’ve been self employed for over 3 years. but just can’t work a lot as my youngest is only 16 months! some estate agents have said they’d take child maintenance into account as it’s whatever is ‘coming in’ counts…so i dunno. but i’m just not sure how to prove that i’ll get help from UC with housing if that makes sense? i guess it’s down to their discretion! luckily i have guarantors lined up just incase

Go to turn to us and enter no income , savings I.e the house etc put in your own savings and leave the house ,which you don't know what you might get so just your own savings hope fully under 10,000pounds it's a start , if you get benifits if you move out and it's over 10,000when the house is finalised please tell dwp

sorry guys, i mean will landlords accept me just telling them what i expect to get when i apply to rent somewhere do we think?! there’s no reason i wouldn’t get the help, house sale isn’t expected to make much at all. after fees etc around £3k each. i’m just worried they’ll see my income as ridiculously low and i won’t be able to rent anywhere!

No, you'll struggle. CMS is often not paid and I wouldn't expect a landlord to be happy with that, nor you being self employed but no real earnings. Sounds like a huge risk for the landlord, even if you feel it will be fine. Your best bet (and I know this might be impossible) is to be able to pay for at least six months up front.

Many landlords won’t accept people in receipt of UC, in terms of self employment they usually take the average of the last few years.

And just to add - I know it’s illegal to refuse to rent to someone on UC but the reality is that many landlords when presented with 5+ options will choose the person on a decent salary that doesn’t rely on UC or CMS payments.
