Section 21

Hi I don't know if anyone cam help but just feel I need to post to hopefully get some advice...
Have been in private rented homes since I was 18 and had my son, have been in current home for 6 years, me my now husband and 13 year old son..landlord has been great and we've paid low rent and looked after the property but now our landlord wants the property back and has given us a section 21
I'm devastated, we can't afford any private rentals and have been to look at some (even though we can't afford them) only to be turned away as the letting agents have so many applicants they can take their pick, we would need a guarantor so already abit of a mark against us in that respect
My local council has said that until we are homeless there's nothing they can do, and qhen we are they will look at hostels, hotels etc
I know the priority is a roof over ours heads and of course I'm grateful for that, but I have my whole adult life's worth of possessions, 2 family dogs which I'd have to give up. The though of just leaving here with nothing is heartbreaking.
I feel I've let my son down if he looses everything he has and his dogs aswell, he will be devastated.
We've done nothing wrong, paid our rent, kept the house clean, decorated and loved it like it was ours.
Does anyone have any experience of temporary accommodation? I have severe anxiety and OCD so new things and places are especially hard for me. I just don't know what's going to happen or where we will end up.

More and more andlords are withdrawn from this rental market. The government is insane, driving everyone in poverty. We are also cutting all of our expenses this year, adjust the week expense to 50 pounds per week for a household of 4. Thinking about the economy ahead, if people stop spending the economical cycle will collapse soon.

@Babyaj2k11 thankyou for replying we have been to my doctors and mental health team and they will be writing a letter to help support us keep our dogs with our family through this, I’m scared to go into a hotel hostel etc with my children. It’s going to be traumatising enough having to be asked to leave the house in front of them with the bailiffs waiting at the door. I’m hoping we get something before then. I know it’s unlikely but I’m keeping everything cross! I’m going to do the same and constantly call them till they get fed up of hearing from me and just house me, I hope everything works out for you guys! ❤️Xx

Yes definitely get as much help from your doctor as I definitely think that is the only reason I have been out in highest band even though I'm still in the property. Good luck with it all and I really hope you get the same outcome as me and then find a home for you family and fur babies. If I can help you with anything at any point I will, obviously still not got a house yet but if I'm able to advise you on anything I will 💐 xxxx

@Babyaj2k11 how’s it all going? We’ve finally gone live on our bidding site but are only a band c we still haven’t gotten a housing officer and our local council still hasn’t contact us … so I’m guessing we’re staying. On this band till then. They accepted all evidence from everyone tho so we are able to bid. The bidding team thinks/hope we will be moved right up once we’ve spoken to a housing officer. How long did it take you guys till you met/had a phone call from yours? Xx

Hi, we've actually just moved into our new home this week so happy and grateful 🥲
I'm glad you've got the ball rolling, we were told to contact housing options homeless team as soon as we had the section 21, it was about a week later when they rung me, never met in person just did everything via email after initial phone call. If I can help in anyway please feel free to message me privately for any questions I could help you with xxx

Do you actually know why they want it back?
Are they not making enough money to cover costs?
Do they want to move into it?
If they are not moving back into it or selling could you see if you could stay for slightly higher rent?
I had a tenant with 2 dogs who split up with partner and was housed by housing association and didn't have to give dogs up.
I suspect there will be more landlords selling up due to what government are doing which is going to make demand mental. I had 45 people interested in my rental and around who wanted to take a lease, I really had the pick of the bunch.
I'll be selling if the tenants I have move on. The system is a mess :( hope you get sorted one way or another.

@Vhp83 , recent changes around letting have made a lot of individual landlords decide that this form of business is no longer viable for them. It’s extremely sad, some were bad and good riddance to them but very many were good and decent landlords who have felt forced to sell.

hattie43 · 09/03/2025 09:14

Blame the government. They are making it more and more untenable for landlords and it's going to get far worse when EPC standards come in shortly . To rent out you'll need to be rated C. You think of all those period flats / houses that won't be able to achieve it .
It's hard for tenants and Landlords . The housing market is dire .

This .
I'm a landlord and it's just not worth it anymore . I'm a good landlord with a well maintained nice property but the restrictions and legislation are making it untenable .
Good luck OP it's a horrible situation and it's going to get worse .

I know lots of landlords are saying this but I'm thinking they perhaps are dramatising? I think the same system has been in Scotland for some time and hasn't been a big issue (I have 2 x different friends who are accidental landlords).

Please correct me if I'm wrong but it seems the biggest thing is you can't chuck a renter out without a good reason (selling or moving in yourself). But, who wants to move a good renter out?

Am I missing something? @hattie43

This is a terrible situation for the OP to be in and there's going to be lots of people like her.
