Is LHA the same as council

We are interested in renting a property and I am in receipt of UC.
The bins outside the house have a council on them, does this mean the LHA rate will fall under this council or could it fall under a different council? It’s on the edge of two different councils so want to be sure as the LHA differs massively between the two

check it is the bin for that property and if it is then the property falls under that council. Some councils will do housing benefit which would cover all of your rent, others won’t accept that and will only take housing allowance which is actually different and is a set amount.

Put your postcode into a benefits checker and it will give you your LHA rate, the areas dont necessarily coincide with council areas. Dont rely on who collects your bins for financial decisions. All councils will award LHA or Housing benefit depending on what you are entitled to, but generally only pensioners now can make a new claim for Housing Benefit

Because of the location it doesn’t come up on a benefit checker. If the council tax falls under a certain council would the LHA be the same?

No, lha rates are based on broad rental market areas, not local authority areas.

You'd need to put the postcode of the property into this website https://lha-direct.voa.gov.uk/

If the property is a new build and so not showing up on the search, you might need to contact the local authority to get them to confirm which broad rental market area it falls under
