Dramatic increases in rentals.

Hi everyone,
Has anyone noticed a dramatic increase in rental prices within the last few months? A close friend is planning on renting in the area so have been trying to help him find somewhere (NE). He’s in a professional role with a very good salary, living alone but not being shortlisted for rental properties. There is a lack of private properties in the area as mostly all council housing and the ones that are coming up for rent are mostly EPC D/E, full of damp when viewed and going for £200 more than ones in the same area a few months ago.
I currently live in a flat which has damp problems and a hole/crack in the ceiling which the landlord chooses to ignore. As a single parent of young dc and on UC (trying my best to find a job but finding it difficult to find one which fits into childcare hours), I am finding it very hard to imagine I will find somewhere. If my friend with a professional salary and no kids is struggling to be accepted into rentals, then what are my chances? 😔

I could pay a some months rent in advance (savings which have been declared to UC) and have a guarantor but even with a job the prices of current rentals seem extortionate?

Any input or advice greatly appreciated!

Lots of fixed term mortgages will be ending and landlords costs will have increased. Gov also limited tax break on interest from marginal rate of tax to a max of 20%, more and more people are becoming higher rate tax payers due to freezing the tax thresholds so more tax due on profits.

We’ve put our rents up by 5% for the first time in 5+ years because of both of these things. We’re still charging way under market rate but before we were maybe £200-300 a month below as were happy with our tenants.

Seems to be a nightmare for everyone! I do feel for landlords too, a family member is one and tenants trashed her home and refused to pay rent 😔
I hope the government come up with a solution soon.
