Renting out small spare room. Single or double bed?

I’m thinking of renting out my spare room on a Monday - Friday basis. It’s about 2.5m x 2.5m, give or take. There’s already a double bed (with 2 drawers under it) in there which doesn’t leave much room for anything more than a single wardrobe. I’m thinking of putting up shelves, which could probably then take a reasonable size TV (or maybe a TV bracket). If you were thinking of renting this room, would you prefer a more spacious double bed to sleep in or a single, to give a bit more floor space? Would be looking to rent to someone in their late 30s/40s/50s.

At least a 4ft bed but preferably a double. If they're only there M-F and you'll have two drawers, a single wardrobe and some shelves I think it will be fine?

A double. There's nothing like a single bed to make you feel you are back at your parents' house, in your adolescent bedroom, not really winning at life. Also, if someone is using the room M-F for a work week, wouldn't a small desk/table, chair and table lamp be useful?

I’d keep it as it is. Put it in the advert that you are willing to swap the furniture if required.

In my experience people who want Mon-Fri work late/go to the gym/ call partner/ eat out and aren’t really fussed by the room as long as it’s nice and cheaper than a hotel.

A real bonus point in my experience is if you allow then to store things in the room when they aren’t there- eg a suitcase, things in the wardrobe etc.

Just be sure you offer a better deal than my PILS who wanted a M-F lodger who couldn't access the kitchen and ate bought sandwiches in their room

Standard double, absolutely.

Yes to the shelving, but make sure it's decent quality and sturdy - not some B&Q DIY job using cheap brackets and cheap looking laminated board.

Also make sure you know what you're doing and have am written agreement that sets out everything very clearly. Especially stuff like notice period, grounds for termination, heating, access to shared space and overnight guests. I believe the Shelter website may have some good information.

NB: Lodgers who want Monday through Friday are not always easy to find.

Thanks everyone, especially for all the great advice. I was fairly sure double would be better but glad to have some second opinions. We seem to have demand in our area for M-F, so am hopeful 🤞🤞🤞
