Can anyone help me with mortgage question?

I have been tracking the base rate for ages because it's been so low so not on a fixed deal. Should I be trying to get a deal or just leave it? I haven't a clue about this stuff.

My general thinking atm is to get a tracker instead of a fixed rate which have all gone sky high because that will still give you some wiggle room before you hit the same rate as a fixed.
I'm far from an expert though!

I would hold off now. I was also tracking the base rate, as had a tracker mortgage and applied to fix around June/July. At this point rates are really quite high after the mini budget, so I would wait to see if things stabilise at the moment.

What is your current tracker margin, how much do you owe over what period and what's your affordability like in terms of LTV, income ratio and what savings do you have?

We've had the same lifetime tracker for 15 years at 0.4% over base rate and have just saved separately up to now. I did think about fixing a few months ago, but would have had to pay a much higher rate, and likely wasn't worth it given we only owed about £25k and could just pay it off with savings once the time came (ie now) where it's hard to match mortgage interest with savings. So we're currently gradually paying it down, combined with investing.

But if you owe a much larger sum and have little in savings to overpay with, it might be worth fixing, depending on your attitude to risk and other relevant factors.

Okay 0.75 tracker above base rate.
£108,000 left to pay. Twenty years still so currently paying around £600 a month. No savings.

I suppose it's quite low compared to lots of people as a percentage of what we earn. We take home about £4000 between us a month. But I'm worried about it going so high.
