TTC before house purchase has completed?

DP and I have been trying to buy a house since covid hit. We rent at the moment. We’ve finally had an offer accepted and are about 3-4 weeks into the legal process. We are in a chain so goodness knows how long it’ll be before we are anywhere near having an exchange date never mind completing. The goal was always to get into the house and then TTC so we’ve got the security a mortgage brings set in absolute stone. We didn’t think it’d take so long, I turned 36 over summer and I’m getting more and more stressed that TTC is on the back burner.

On one hand, I am terrified of getting pregnant and the house falling through which will have implications on any new mortgage offer we apply for, and also leave us without somewhere reliable to live for the newborn days. Equally I’m worried that we could wait until we are in a house we own, and we have issues TTC.

I have one older child already, and I’m tracking ovulation and getting positive OPKs/BBT charts look good but I know none of this means TTC will be a breeze.

I don’t know what to do, and fee torn between heart and head.

I think do it. You’ve no idea how long it could take, life’s too short. Even if you own the house technically the bank still does until you’ve paid off the mortgage, it’s no more immediate security given the fact you’ve got a roof over your head now.

You have already got one child, how old are they? Presumably you had them whilst renting. People buy houses whilst pregnant and having babies all the time. Some people never buy. I think you’re just having fear of the unknown which is completely understandable tbh! Bear in mind we’re entering a recession so house prices will fall and many houses will be on the market, so even if it did fall through you’d likely find somewhere new.

Personally I am really broody, no DC yet and early 20s renting so perhaps makes more sense for us to save to buy first however I love the location of our house (may be harder to have funds to buy here), we have a spare room and it’s cheap. It is not perfect nor a mansion but it feels cosy and is cheap to run with a large garden. I feel like ‘someone’ is missing from my little family and after saving a little more it’ll probably become a focus for OH and I. People are fixated on the idea of buying first and whilst it might make sense for some, you’ve to weigh it up as always.

Go with your heart. There’ll never be a perfect time and always a reason not to, don’t let that reason persist until it’s too late.

I think the pp has given really good advice, I would go for it. At 36 I’d say best not to wait for the perfect time.

I got a mortgage on maternity leave last year. All I had to do was get a letter from work.

Press on, I say! I had a 7 month old when we moved. Best investment we made was getting packers. Everything was done for us - life saver with a baby!

So we were ttc and i got pregnant then 2 months later we completed the purchase. I am not going to lie, it was very stressful and our house needed lots of work so i literally had a baby and builders around the house. It was awful but we have survived and i dont regret it. 🤗 it will all be ok and you don't know how log it will take you to fall pregnant so go for it xx
