Thats it really, am in throws of building and once all the work is complete i am going to go for CM, what if any, considerations to i need to take in to account whilst building/designing house, for example is there any point in splashing out on designer radiators if ofsted are going to tell me to cover them? any thing else i need to do, am already having hob and cooker fitted with child locks on ( due to them being the only touch control ones i can find) any advice would be appreciated.

are you having an open plan house?

Just think of the safety aspects really. I'm not sure about radiators needing to be covered as I don't have any but I'm sure someone else can tell you. Fire guard, cupboard locks, safety marked glass, door gates, etc. Most of these won't really come into the building phase. For decorating think wipe clean, low maintanence, plenty of play space etc.

Consider storage too for your own sanity - I don't know if you have your own kids, but I find my cm'ing stuff is everywhere! Toy boxes, books, craft box, and then paperwork files, etc. Built in storage would maybe be good for a seamless look.

no, not having open plan as such although not having many doors, if that makes sense. I am having a playroom built with private garden, and yes do have ds 4.8 so toys etc will have to be seperated anyway. Don't have a fire so not really an issue. I am however planning n having a seperate sleep/nap room upstairs, will this be problem?

If I could design my own house it'd have a kitchen, diner, playroom and garden all in one space (obv with the garden outside)! I currently live in a split level flat, no room in kitchen for table so we eat in the hallway, which gets very congested! While I'm preparing meals and tidying up afterwards the children are upstairs in the living room. My life would be a lot less stressful if it were all in one area.

How exciting to design your own home!!

If I had lots of money, I'd build a completely separate wing onto my manor house to keep childminding apart from my normal home life. That's probably not overly helpful, sorry!

we added a playroom with sep loo and sink. its, made such a diference to our lives, i can now sit at night and not look at toys.

It sounds beautiful and perfect for childminding.
