Would like to hear of your experiences if you don't mind of how successful you have (or haven't been) in getting a mortgage whilst self employed (and almost zero profit!) due to amount of expenses you can claim!

I hate to be a voice of doom but we looked at remortgaging last year and my financial adviser said it would be impossible at the moment. Partly because my earnings are so low but also because I've only got two years' tax returns.

Well we're first time buyers with a large deposit but most so far they will only take dh earning into consideration which is odd as I earn way more then him!! It's not fair

I have been a childminder for almost 18 years and have remortgaged a few times in that period, the last being nearly 2 years ago & had no problems getting offers. We have done ours through an independent advisor (same one every time) and have had my accounts done by an accountant for the last few years, which I think helps. So yes it is possible, although as you're first time buyers might be harder. Presently mortgage with Santander.

We move our mortgage regularly, though might not be so easy in the current climate, but have not had any trouble getting one so far, £250K at the moment. We are both self employed, we use a financial advisor and the mortgage has been based on ability to repay rather than multiples.

Well that's positive! We are seeing santander this week to discuss,I think with our deposit we will be seen as low risk as its such a lot to lose so hopefully someone somewhere will lend to us! Thanks for replies

We moved last year and had to re do our mortgage, I was advised to not claim any expenses for a year (and jut pay the bigger tax bill) so your 'true' earnings are shown. But as DH earns way more than me anyway it wouldn't have made any difference, so I didn't bother!

Yes booh,that's what I am thinking I will also be talking to them about that option because my income would make a difference as husband isn't a big earner,thanks for the reply
