Childminding in a rented property.

I've finally taken the plunge and begun the process of setting up my own childminding business. Or i had until my landlords (who happen to be my aunt and uncle) put a huge kink in my plans!

Unfortunately they seem to think that the landlord insurance wouldn't cover me doing anything other than clerical work in our home. Does anyone have experience with this, either as a landlord or a tenant? Are there insurance companies out there that would cover them in this way? I've said to them that if it would cost them more, i would be more than willing to make up the difference.

Any help on this matter would be really appreciated :)

Have they asked their existing insurer if they will be happy to endorse the policy for childminding? If they won't, Morton Michel are a specialist broker that will be able to help. Are your aunt and uncle totally happy with your plans?

I had this problem a few years ao. My landlady said that her buy to let mortgage did not cover tenants working from home. I believed her when she said she didn't have a problem with it in theory but she really wouldn't budge and I had to hold off cm which we lived there.

We got the same answer when we were looking to move and the exceptions were landlords who owned the property outright or turned a blind eye to their mortgage terms.

They haven't yet, i only asked permission today. He did say he would enquire. Yes, I've heard Morton Michel are very good, i was planning on getting my PLI with them anyway. He was slightly nervous about it, but he's nervous about most things (he asked us to get a professional company in to hang all of our hooks and pictures, even though my father is a handyman!).

Sorry to hear about your problems. It's very frustrating isn't it!

TBH, i'm pretty much clueless. I've never really had to deal with insurance so i'm unsure of the ins and outs. He seemed to think he would have to get some sort of business insurance as well.
