Question for Childminders?

If you childmind in your own home do you then become liable for business rates etc. If so can you them claim part of your mortgage cost/bills as a business expense? Does this make any difference if/when you come to sell your house, in that you then have to pay some of the 'profit' on your house in tax?

I was told be my development worker that we are not liable for business rates. Hope thats what everyone else says too!

I was told that if I claimed part of the cost of building my play room (conservatory), then that part of the house would be liable to business rates, so I didn't. Other than that we have not been hit for business rates ..... yet.

If you look on the hmrc website under childminders there is a list of all the consessions we can claim.
