Cm urgent advice re rental

I need the legal wording about cming in a rented property? The estate agent I am looking is saying no business but I seem to remember cm doesn't apply?

AFIK Its down to the agreement between owner and tenant. The tenant who wants to childmind should have written permission from the owner to do so. The owner does not have to give permission and may require their tenants to restrict their use to domestic only. Maintenance and insurance costs could be affected by the business use in the property.

Oh bum, estate agent is checking with their legal team... Finding a non agent letting in this village will be impossible. I am in trouble then

cant see why its a problem unless the landlord doesnt specifically want you to? i rent and clearly stated my specifications when looking and the estate agent found somewhere suitable...my landlord knew because of credit and reference checks income etc etc just need too keep looking good luck crace

p.s i dont have written permission but he knew my job when we filled out the application forms so knew from the off..

A lot of landlords insurance policys exclude tennants running a home based business, this may well be the problem here, but it could be worth asking the landlord to contact their insurers and asking the question directly. As I find some agents take no pets, no dss, no work from home literally and quite often landlords are happy for a good tennant even if they don't necessarily tick all the agents criteria.

I am meeting an estate agent tomorrow and will be asking her to ask the owner directly. I've explained my situation and hopefully sounded sufficiently desperate.

My landlord is a family friend so i didnt have any problems and all he had to do was ring his insurance company and slightly change his insurance, he didnt seem to think it was a big deal.

I know of 3 other childminders who rent properties too.
