help advise what do u think of renting a house just to child mind from

has anyone ever rented a house just to child mind in with other childminders one of us will be living there its a 3 bedroom with side extention advise please and any legal stuff why we cant pleas thanks

As long as one of you uses it as their home I can't see that there would be a problem. Just make sure that the landlord is happy for you to childmind from the property & that there is enough work in the area to make it a sustainable proposition.

There is a limit of children and minders before you then become a nursery. Can't remember the figures though.

nick there is my self and anoter cm and looking at 3 assistants working 1x full time and 2x partime and yes there is anough work in our area we have just gone from 4 cm to 12 in the past 18 months and all full some with waiting list s and yes one of us was going to live there and do over night as there is no registered cm in 2 40 mile radius donig this

Yep they define childminding as working from domestic premises - so someone will have to live their and all family must be policed checked if over 16, normal rules will apply. However if 3 or more registered childminders work together then you become Childcare on Dmestic premises - and yes KatyMac is the expert on that one - however as far as I recall some of the rules are similar to registration for day care so ratios, who can be in sole charge of which groups on the register etc, it gave me a headache when I looked into it and personally for me it seemed a bit of a half way between one reg and another but much more complicated Hmm

I still think though that if it works it can be a good option dependant on your individual circumstances. Some of the barriers I came accross were as above and also our LA wanted planning permission if more than 12 mindees were on site (which I imagine they would be) then their was the impact on noise, pollution, air, traffic, neighbours etc which they also look at, they basically said I would have to register as category D which means a lot of paperwork and a huge hike in rates, you will then also have a knock on effect of business related water rates and having to dispose of your own refuse, by way of a biffa bin or similar as the council, although they charge a fortune for bis rates, do buggar all for it. Also you will need 1 toilet for every 10 mindees - if I remeber correctly, so you will need a building that lends itself to easy plumbing Grin

Some houses/homes you have in the deeds a clause setting out you are not allowed to run a business from the property.

If the landlord agrees and doesn't tell you this piece of information and a nieghbour complains on these grounds...

you will have outlayed a lot of rent etc and setting up a business without any come back

the same happens if you are given notice in 6 months - you move and have to move everything

Can you not buy a small property instead between you as a business deal

Oh yeah, forgot if its rented you will need landlords permission, I would try to get a longish let as if you spend to set up and get moved on after a year or so youv'e got all the probs of finding something suitable and starting planning and ofsted reg all over again ( I was quoted 6mths by ofsted) so you will have to factor in having the building without using it for up to 6mths.

3 adults at a time or it's CDP

CDP has issues with toilets, can't remember what; plus you need a named person; plus you need Planning Permission; plus parking for staff & parents

Someone must live there but not necessarily the childminder

thanks guys well it a large 3 bedroomed house with side conversion with shower room /toilet separate kitchen and upstairs bathoom my self a cm my mum assistant .cm2working from there her daughter level 3 qualified to be come a cm living there in 2 rooms up staires so would have 1 room for under 4 2nd room rising 5 to 8yrs and upstairs room over 8s i have 8 kids on my books including my own.4 at anyone time plus over 8 .nd cm2 has 8 mindees 6 at any one time .we are all crb the full works and all reg from our own homes at present the house is 2 streets away from both our houses we just wanteda special place dedicated to child minding were the kids can litrally take over the house with there stuff and have pictures up only 2 cm would be working on any one day together plus 1 assistant .i spoke to ofsted and was told i can have upto 3 assistants to 1 at my own home i know i have a lot to look into but 2 off our other cm work from there house togeter and have 11 kids and its know different from working as i do now from home so why is it so different doing it from a rented house if one of us is living there tecnically its a 4 bed house as well so if i move in with my own 4 kids they can just be as noisy its still a pipe dream at the min am waiting to speak to the land lord to see if we can run a buisness from there but just want to pick all ya brains .......................

We had to get planning permission and change of use of premises when DH and I registered for 12 children. That was several years ago though, so the rules may have changed. It was a long slow process though, with planning officers coming out to look at road access, parking, etc. I managed to convince them that I didn't need to mark out the parking bays in my front drive! We had a long debate over the size of the entrance, because I argued that the narrower the entrance, the slower the cars would drive and the safer it would be for the children. They seemed to want a drive entrance wide enough for a supermarket delivery lorry!

sorry katymac, it was early hours eyes blurring and 2 much wine. i was told that as i stand at the moment working at my own home i can work as a cm along with upto 3 assistants i am fully reg for 6 kids with a variation for the extra 2 . what if i keep below 11 kids with only 2 cm and one of us lives in the house do u think i still need to get planning permission and all these other things like parking ect as surly i would be classed as working with another cm but just from her house like many other cm do from our group .thanks for all your help everyone

NAMY for your info im dyslexic and yes i cant spell and find computers hard and english writing but what has that got to do with being a damm good cm .and the help im asking .
