AIBU - to expect more from our letting agants?

Sorry, long message, but basically we moved recently due to DH job and rented our house through agents. The tenants moved in on 6th sept. That day the agents phoned to inform us that the tenant was concerned re difficulty in locking some of the windows so we authoriused someone to go to the house that day to sort it out.We didn't hear anything more about it that day. 2days later we were informed that the tenant had raised many issues, including:

  1. Gas fire in lounge not connected. I explained that it was ornamental, as discussed with the agents prior to the tenants moving in.
  2. Upstairs toilet not flushing - this was a new problem to - it worked fine 4 days prior to her moving in, but we agreed to get a plumber.
  3. Tenant unable to plumb washing machine, but not clear why. Again, puzzling as we had had no probs so said I would like to know what the problem is - ie is it not working when plumbed in or is there something stopping her plumbing it in in the first place.

The agents were unable to tell us what had happened re windows. The day after (3days after tenants moved in), we were contacted by the agents, saying that the tenant said the oven didnt work. This was surprising as it worked fine for us, but I explained we had the house rewired prior to letting it and maybe the electricians did something. Another explanation was that the timer was not set to manual and therefore the oven will not come on.The tenant asked whether she could put her own oven in, which I did not authorise as we will be left without an oven when she moves out.We were given a quote re fixing the windows, which we agreed to. That was the 9th Sept and we have heard nothing from the agents since, despite my emailing and trying to contact them by phone (never available) to ask them whether

-the problem with the washing machine has been identified, and what it is?
-a plumber come to look at the upstairs flush, cost etc
-the contractors started work on the windows
-the tenant managed to get the oven to work? If not, what has been done about this?

The only contact we have had is a copy of the tenancy agreement through the post - where the agents didn't pay the full postage so we had to pay an additional £1.06 before we could get it. In my last email on 17th, I mentioned this. Ok, it was only £1.06, but it hardly inspires confidence in us! We have never rented a house out before and so don't know how normal this is, both to have such teething probs and to have such little contact from agents re whether the probs have been sorted. The last thing we want is to be landed with a big plumbing bill or something soon. I am beginning to wonder if I should manage it myself just so i know what's going on with my house.

With our agent no news is good news, they don't get back to you if the problem's sorted, and you find out how much it's cost when you get the monthly statement. It's a bit rubbish I know, but fairly standard I think.
It still beats trying to organise a plumber at 2am on a Sunday because a pipe's exploded or something!

I guess so, igivein. I am just really worried because we moved so that DH could go to uni - he is a full time student and I am a full time mum. We have taken a HUGE drop in income and have no spare cash - the rent and agent costs barely cover our mortgage. Really worried about getting a bill that we weren't prepared for and guess I would like to know what is going on with our house (bit of a control freak!!!). I mean, it's not like we don't pay them enough!
