to be annoyed that someone(poss my landlord) has been in my garden

my neighbour mentioned to me today that someone had been in my garden pulling the ivy off the wall.
My landlords property backs onto mine, aren't they supposed to give notice that they are going to be accessing the house or garden ?
This is the second time, the last time they sprayed weedkiller. My lease is due for renewal so dont want to get into a row

A one year tenency agreement ? I dont know definately it was them but then a prowler wouldn't be pulling ivy off the wall, would they !

That is what I am asking if you have a contract. You may want to read up what it says. It may say that you are responsible for the upkeep of the garden, or it may say that the landlord may from time to time enure his property is well maintained and do some gardening, etc.

ok it just makes me feel a little uncomfortable as unless he jumped over the fence he would have had to gain access by going thru the house. I shall try and find the agreement, thanks

It is annoying, as you dont want anybody sneaking through your things. Best to read what it says, before you mention something.

the tenants obligations are to keep the gardens in good order and borders free from weeds
it doe say that the landlord must give reasonable notice to enter the property

So, but you dont want to make it unpleasant for yourself either by holding him to it, I suppose! You could try counteract him coming to the garden by spending a few minutes now and then ensuring it looks ok.

How strange.

Why dont you ask? Say your neighbour told you he/she had seen somebody lurking in your garden, it made you quite worried about intruders. But you thought you better check with landlord, even thoug you doubted it could be him as the contract states he should give notic before entering.

Could you take that sort of approach? That way you are showing concern that somebody has been on the property, yet gently reminding him of the contract.

They have to give 24 hour's notice, though they seem to forget it might be their house but it's a tennant's HOME.
