Daughter is moving to Manchester from Ireland. 1 she choose an apartment nd paid the holding deposit. They did back ground checks and agreed she could rent. Said they would send rental agreements through 3 days before move in date which is 11 August.

On 6th they called and said the people who lived in the apartment decided not to leave and they offered her an alternative, she agreed on the proviso she could still move in on 11th. (New job starting the following Monday) They said they would send agreements on 7th.

This is now the 10th. The day before move in and still no agreements. No reply to various emails we sent on Friday and today. We have spent all day trying
to ring and phone just rings constantly. No answer. We are about to board an overnight ferry as this was all booked months ago when the initial apartment was booked.

AIBU to think they do not have an apartment ready? I’ve booked a hotel for one night just in case. I should say they have assured her there would be one for move in on 11th on phone but no emails or written confirmations. Phone calls are recorded does that help? I’m worried sick.

That’s a relief.

To the pp who says why wouldn’t the tenant move out on moving day has clearly never worked in property and lettings. The rules changed recently and tenants have lots of ‘rights’.

If they don’t move out you cannot just burst in or change the locks. There is a process through the courts which is taking months.

Glad it all worked out. It sounds like it’s a big change for you, sympathy from me, be kind to yourself and I hope you’re ok.

Well they said the person dealing with us was off on holiday and
no
one was allocated his work load. Any info we had when we got through was “probably an educated guess” so emails weren’t being looked at because they only read their own property emails. As for phone calls, seems to be an issue with phones not being answered. We waited a few mins and could see people at their desks just silencing phones when they start to ring.

they did apologise and I think we were so relieved we had a place. When we got there it wasn’t particularly clean but we got it sparkling before bed time.

Im now a
sad sap sitting blubbing at the airport. She’s my best friend. Gonna
really miss her.

X1 sales and Lettings. I think they are legit enough. They used a 3rd party for vetting who did check out. I’m going to be at the office as soon as they open.

Look at the reviews on Trustpilot, they all seem very positive. It is an actual agency, so don't worry about that, they do exist. Good luck hope it all turns out as it should be..

Oh you poor thing. It is so lovely that you can call your daughter your best friend.

What company doesn't cover emails when staff are away? They seem clueless.

I'm so glad it got sorted OP and I hope your daughter settles well into her new job and home. Many years ago I moved a long way from my lovely mum and we were both devastated. No internet then so communication wasn't nearly as good/easy as it is now - you'll get FaceTime calls and instant WhatsApp pics and videos all the time! And it might not be forever, she might move back home in the future. I did, and am lucky to call my mum my best friend even now. Thinking of you both Flowers

So glad it worked out!

@favouriteflowers
I remember seeing a programme on the BBC about rental scams and how clever they've become.
And i honestly think this has happened to you

No it hasn't

@favouriteflowers
Just pleased it's all worked out then

favouriteflowers · 14/08/2026 12:09

Thank you all. I’m home a couple of days now and she’s flying high. She’s put her stamp on the place already and is dying to start work. Meanwhile her brothers are fighting over her room and the daily grind here is real. I hope we never have to rent ever again lol.

That agency sounds appalling. Starting with the generic name. That's not a normal experience, in my experience
