To put a note through the door?

We are looking to reserve a shared ownership home (a resale), we have to wait until next week for the housing association to sign off the application. It could be next Friday, a whole week away!

The house has been listed for a few months and recently in the last week went up for sale as a normal sale due to lack of interest from shared ownership buyers.

The vendors did the viewing this week and seemed to really like us because we are chain free and can move to suit them, whereas they’re in a chain. They said it would be perfect. They also haven’t found a house yet but are house hunting.

I don’t know what the chances are of it selling normally before our shared ownership approval is back, which will be at least a week away.

Would putting a note through the door thanking them for the viewing and re expressing interest be okay, or would you find this weird and off putting? It is the perfect house and we are desperate for it.

YABU - weird, wouldn’t do it

I’ve received letters from people wanting to buy my home in the last two properties I sold. It was nice to get the letters bụt ultimately that’s what i paid the estate agent to deal with

If it were me selling, i would dispose of the letters.
First off the thought of being involved in shared ownership buying my property would give me doubts on how the ha would drag their heels and risk the sala falling through
Secondslly if I have paid for an EA, I would ve expecting them to do all the leg work and then my solicitor.
The hassle from both would put me off.

It’s unlikely to annoy or upset him, and I think it’s helpful to let him know your expected timescales and the fact that you are very interested. I’d do it.

Like a PP I’ve had a few of these. I find it weird. It’s not like anyone would turn down a more favourable offer out of politeness. I don’t really get it…

Have you let the estate agent know your position, that you're having to wait a week for approval? If so they should pass that info on to the seller and that would be enough.
I don't think sending a note is weird. But some people might. It's worth a go. The worst that will happen is they will throw it away. They're not going to refuse to sell to you because you sent them a letter.

Don’t assume… if I were in your position I’d be going directly via the agent to stress your proceedable position. The letters I got did not impact my decision around who I eventually sold to - the estate agent checks the buyer is proceedable and can pass on your positive feedback.

Do they own it under shared ownership? Or outright?

Shared ownership transactions take a very long time. You need consent from the developer / housing assaociafion regarding your lender and vice versa. There are more enquiries to be raised etc.
They haven’t found anywhere to purchase so that works in you advantage but if they’re buying a freehold you likely wont meet their timeframes because it will still take longer than average.

I think putting a note through their door on the never-never isn't fair - until the association approves your application your wanting the property is just that - wanting it, you're not in a position to proceed. I'm guessing for the timeline that it's been up for months (as you said) but you only just came across it? Hence why despite your viewing it's now on the open market? You just have to ride the storm as until you have the approval you're just window shoppers I'm sorry.

When we were selling my aunts house after she died we binned every letter that had been put through the door without reading them, we had enough to be dealing with. The same happened when we were selling my flat a few years ago, again we binned them, I’d paid an estate agent a lot of money and didn’t like that people were trying to barge their way into a sale without going through them.
