To sell up and be done with the stress?

DH and I have a small property portfolio which we let out. The increasing red tape and challenges with tenants is really starting to grate. The agent we use is supposed to vet thoroughly but we’ve had some real dregs of society in recently and one of our flats was left in a disgusting state.

I think we should sell up and be done with the stress, and we can invest some of the proceeds. DH says we should ride it out and look at changing our agent.

I’m just done with it all now, it’s one worry after another. Has anyone been in a similar position?

If you don’t want to put in the work need to be a landlord . Then maybe your should sell up having good and bad tenants comes with renting out properties

People who refer to other humans as dregs probably shouldn’t be landlords. I’ve worked for a social housing organisation so I bet I’ve had more challenging tenants than you and I never have. Sell.

We’ve ended up with a property we don’t live in and have been repeatedly asked about renting it out and friends and family are shocked and confused that we aren’t, and are instead about to sell. The new laws basically mean those of us who could have provided someone a home for a year or two now won’t, and those big businesses with huge property portfolios will soon be the only rentals in town. I hope those baying for accidental and small time landlords to be strung up really enjoy what comes next. Higher rents, limited competition and the rich getting richer. I’d rather have Doreen down the road who’s not done a degree in political correctness as a landlord than Property Shark Dave who’s just out for what he can get.

I agree with you. I've never been a LL, however FIL is, and he has had no end of trouble. I've even said to DH, that when he inherits these properties, I think we should sell them, as we just don't need the stress. I'd rather have ££ in the bank.

I gave up years ago on the hassle factor alone. When I had a good tenant which I did for several years it was great. I never put the rent up and they treated the flat well. I accommodate all their reasonable requests eg allowing a dog and replacing the hob and they in turn fixed small things themselves without constantly asking me to do stuff.
But after they left I struggled to get another good tenant. Letting agents do not check anything IMHO just that paperwork exists not if it's genuine or if there are red flags.
I was glad to be rid of it. I think the market is really now only for professional landlords not for people like me
