To think these house buyers are time wasters?

Trying to keep this as clear as I can but it all seems a bit odd to me.

Context house on market for around a month, requires some work but this has been reflected in the price. Not looking to discuss this aspect.

Onto the real question. Had a viewing, was fairly brief and they have also got an offer in on another property but could pull out as they like our house, its location etc. In the end said house lovely but too large. Thanks but no thanks.

Later that day recieved an offer 100k under asking price due to work needed done etc. This offer was just declined as it is ridiculously below what we know the house is worth. This was later adjusted to 50k below stating they had made a mistake with the first offer (online EA). We countered with 25k below asking price as this is a low as we would like to go given the value of house and waht we need for onward purchase. They offered to meet in the middle of their offer and ours but we declined and they have said they need to consider if its affordable to them. We are happy to go a bit under with a stale market, lack of interest and just wanted to get the house sold!

But, the whole situation feels a bit off to me. The initial comment of it being too large so not for them, the purchase of another property which will be available sooner than ours (as they are currently in rented accommodation) and the messing about with wildly varied offers. My gut says avoid, but also if they come back woth an acceptable offer who am I to say no based on my own assumptions and imagining?

YABU - proceed with sale if offered.
YANBU - dont touch with a barge pole.

People are way too emotional over this process as pp said. Maybe they like the house but don’t think it’s worth the cost or maybe they are struggling to find other houses they like. Nothing wrong with that. Plenty of sellers overestimate what their house is worth & the cost of the renovations/updating. Depends how much you want to sell the house.

I was selling a property, I accepted an offer from someone that I thought was a bit sketchy, the property was off the market for three months and then she pulled out. The market had completely changed in that time- it took me 8 months to then get another offer.

Seems ive confused things with the EA. This house has only been listed a month with the one online EA. Various issues with them being slow and unresponsive to questions etc. Having to negotiate directly with buyer has put me off even more. Which is why im considering using a different firm.

So you haven’t even been with a local EA?

No, I used a few for valuations to get a feel for what to market for, used the online one in the end as it was cheaper and feeling the effects of getting what you pay for!

If you can OP give the agent notice and ask for a list of buyers they can legitimately claim to have introduced to the property.

Use a local agent, preferably a recommend one.

Don’t tell buyers their offer is rejected because you need X amount to move. It just makes buyers have a mindset of, “I’m not overpaying to fund your next purchase “.

I agree. This is the best time of year to sell. Time for people with children to get them settled for the new school year. More buyers around. More houses on the market for you to buy. Don’t waste that precious time on time wasters.

I have come across these types before and they more than likely would try and talk you down at the last minute. If they pul out of another house they could do the same to you. Meanwhile you’re spending money on solicitors and maybe surveyors for the house you’re going to purchase next.

Have you got other offers on the table? Has there been much interest? How long has it been on for? Just because you believe is worth a certain amount doesn’t mean it is. EA are not always right with their estimated selling prices. They can be wildly off. Building works are extortionate at the moment, it isn’t easy to sell a house where lots needs doing.

If no other offers and few viewings I would consider the offer while keeping it on the market for now. Until it’s firmed up. Keep your options open.

You seem to be shifting that depending on the offer.

First you decline £100k below, then £50K below, then you appear to consider somewhere between £50k and £25k? or £13K?

I don't think you can market it successfully until you are clear in your own mind on the value and your bottom line.

Some agencies will engineer or invent a phantom buyer, to stall proceedings etc. In order to HOLD the property for one of their colleagues........ wtaf...

A PP said something along these lines as well so I must have said something confusing at some point.

I am very clear what is the minimum I would take, its 25k below asking. The buyer is the one who has offered 3 different prices and my stance on my counter has not changed. Obviously in a world of rainbows and pixies I would take more!

They’ve tried to use the other house as an incentive for you to accept their low ball offer. Just tell them the house is priced considering the work that needs doing and you are looking for closer to asking price

They are trying their luck and likely can’t afford your house, however, if they come back with a sensible offer that you are happy with then proceed but I would want proof the have a mortgage in place before taking it off the market!

I don't know ... we sold a property a few years back to an idiot someone who started very low then kept increasing their offer until it got to a reasonable point that we could accept.

I had my doubts... but no other offers on the table.

I would probably accept it but be wary and watch carefully to see that they start spending money on solicitors and surveys quickly.
