CF Neighbours threatening to complain to council over EV charger ‘hire’

We live close to the head office of a big corporate company - thousands of employees attend across the week.

Our house is a couple of streets away, and we’ve got an EV charger. We have made this available for ‘rent’, and it’s at a far more affordable cost than the chargers at the head office. Therefore, we’ve built up over time through word of mouth etc and we usually average about 3 people using it a day.

This has been for about 3 months with no issues at all.

Yesterday, our neighbour knocked and said they are uncomfortable with the ‘comings and going’s’ and not knowing who these people are, and feel it’s cheapening the street . I pointed out they work more or less over the road in corporate roles.

They then said that they have found some of the behaviour ‘unacceptable’. I asked for examples to which they gave two:

-A man smoking whilst waiting for his charge to finish
-A woman on the phone making an ‘extreme’ sexual remark. On pressing what this was, it was basically a fouler version of ‘I’ve had a crap day and want to have sex tonight’.

I said that usually, people leave their cars and then go into work before returning either on break, lunch or at the end of the day. But said I’d keep an eye out for any untoward behaviour.

I thought this would placate them, but they said that if we don’t stop it this week then they will speak to the council to register a ‘formal complaint’.

I don’t intend to stop, and am aware we are acting perfectly legally. Is it me, or they are batshit?!

The people moaning about OP's council estate comment clearly do not live on one. Enjoy your middle class bubble because living on an estate is not something anyone would choose to do unless they had to.

Makes it sound like you don’t either. I don’t but I have and it’s the most community driven welcoming place I have

What so “riff raff from the local estates” can’t have those types of cars?? In my experience it’s more likely the high flying types are usually the ones causing more issues! Can’t say I’d like random people outside all the time

On dear have I upset you or do you always resort to insults to prove your point? Read it yourself or if that's too much for you contact your local authority and let them educate you on change of premises use and planning

I think you're quite cheeky running this rental business from your house. You need to be paying tax on your earnings and business rates and have planning permission.

Genuinely struggling to understand why people could take issue with this. It’s 2-3 people per day. Unless people are living in a remote area in the countryside, majority of people will have at least 2-3 people walking down their street. It hardly causes snooping or increased crime rates. I guess if anyone does burgle you, at least you’ll be able to see their number play when you report it. Furthermore, the car is on the OPs own drive. If it was on the street taking a spot (illegal but annoying) or blocking someone, I could get it. However it’s quietly sat with the engine off on her property. How on earth can anyone be annoying or dislike it? I literally come and go in my own home 2-3 times a day. They park up and walk away. It isn’t noisy.

I would let your neighbours crack on and complain. The council won’t care. Oooo EV drivers charging their car. High noise activity that. 🤦🏼‍♀️

Many of us will have a covenant in our Deeds not to use our house for business purposes. They could try and enforce that through solicitors or your Freeholder (if your house is Leasehold - if your house is Leasehold I would stop as they can take action against you for a breach of covenant) on top of any policies you are breaking re business rates etc. I don't know what registrations you would need to run this business from home, so research and make sure it's water tight.

Inspired me to add my charger as we don't use it now we don't have an ev anymore! Really surprised they're bothered, I would think lots of people come and go on a normal street nowadays (delivery drivers, post people, carers, cleaners, pet sitters etc) we actually rent our garage conversion as an air bnb and none of our neighbours seem to care (they've not mentioned it anyway!) I think it might be worth, if you are bothered, messaging any "clients" who regularly use you, and just asking them (we do the same with the air bnb) "please be aware we are in a residential area and if possible please keep noise to a minimum and don't leave any rubbish or cigarette butts nearby, out of respect to our neighbours". Then just tell neighbours its all registered legally, but out of courtesy to them (not because you have to), you've asked clients to be quiet and as respectful as possible.
It's a pain but annoying neighbours are the worst so I'd try to placate them to keep things amicable.

I doubt they're making enough to warrant it. Hmrc allows £1000 per year in trading allowance earnings (vinted, eBay, a craft hobby you occasionally sell etc) that you don't need to declare or get taxed on. Looking at these websites you make a few hundred pounds a year, it's not a business, it's a side hustle and unless it goes over £1000 a year then it doesn't need declaring at all.

From your neighbour’s point of view, I don’t see how it’s any different from “outsiders” Parking their car on the street, or say a neighbour having carers pop in at various times of the day, etc. Your neighbour sounds like the sort of person who thinks they own the street outside their house. I don’t know how people get like that, I presume they don’t have much else going on in their life… I hope I never get like that.

I suppose it depends on who the "annoying neighbours" are - is it the ones running the business with noisy and antisocial customers and lots of activity or the ones complaining about this?

Then just tell neighbours its all registered legally, but out of courtesy to them (not because you have to), you've asked clients to be quiet and as respectful as possible.

Maybe Air b'n' b regulation is different where you are but in Scotland you absolutely do have to make sure your guests behave. It's part of your licence conditions, not an optional extra.

Again that depends on your perspective and the behaviour of the people using the charger.
