Not given notice yet but landlord wants to take photos to relist whilst I'm still living here.

Looking to move due to vile neighbours, properties hard to come by in my area.Landlord wants to take photos to relist, even though I've not given notice yet. Am I within my rights to say no? Lots of personal stuff in property. Love my home but neighbours are making it unbearable.Being spied on all the time.

They may re list it but you are not obliged to allow viewings. Go over to the money saving expert forum, there’s a section on there for renting and buying. You’ll get lots of advice there.

If you are leaving anyway and have somewhere to go to I would refuse as there is no advantage to you. Or tell them there will be a £££ fee to cover your work in tidying up, moving personal possessions (which you do not want to be photographed) and facilitating access. Ignore the argument that is in your lease bla bla bla. This is a service and there will be nothing there about providing this service free. You are entitled to charge what you like for your services and people are at liberty to refuse. You can put anything you like in a lease but only a court can enforce it.

Do you want your landlord to be helpful to you in terms of a reference, how thorough they are on damages inspection, speedily doing paper work for return of deposit etc

If so you might need to meet in the middle.

Legally you don't have to agree to photos or viewings but legally they don't have to do anything to help you quicker than the legal limits either

Tell them no. They have no legal right to enter the property unless there’s an emergency eg fire/flood.

Thanks to all responding. I'm at my wits end at the moment. Love my home but neighbours making it very uncomfortable. They've been here 15 years, me 4, with 5 previous tenants. Makes you wonder why.

Nope, you have a legal right to quiet enjoyment of the property. Is your deposit properly protected?

If they’ve been a decent landlord I would suggest they use previous photos for advertising. I might allow viewings at a time which was convenient but you are under no obligation to do that.

If they’ve been a lousy landlord, allow viewings but warn everyone about the nightmare neighbours 😂

I would tell the landlord that while you are looking, you won't be service notice until you find somewhere to move to so listing now is premature

I've told LL he can take photos once I've vacated. He has previous photos to use but property looks much nicer now, homely. As for neighbours, there's a hidden cubby hole where I shall leave a note for next tenants.Wish LL would get rid of them, have never known such vindictive people, act as if they own the place.Meeting LL next week, will have a face to face with him.Wish me luck.

Stupid question but have you ever spoken to the landlord about the neighbours and high turnover of tenants in your place?

Legally you don't have to allow for pics to be taken or viewing to be conducted.

Also I don't see the point of the landlord listing the property while he can't give prospective new tenants a date as to when they would be able to move in.

Say no and concentrate on finding a new home.

I think you need a frank discussion with LL because you are in a strong position to put new tenants off taking the property or buyers purchasing it. You can also post on review sites and social media generally.

Why not wait 6 weeks until the new legislation comes in. The LL will no longer be able to ussue a S21 and you will be in a much stronger position to bargain. You can remind the LL that if you do not leave it can take a year or more to get a possession order. Courts are rammed and like to get worse.

This wouldn't really bother me. It's part and parcel of renting, and it sounds you have initiated the process by telling the LL you are intending to go.

Quick update, spoke to next doors husband who was vey kind. SaId I shouldn't move because she's being vile, apparently to everyone.I love my home, all family and friends have said I've made a lovely home here. Just so fed up, why can't people just be kind to each other. As soon as she saw us chatting she was outside, in dressing gown.I don't want a husband of my own, let alone someone elses husband.I suffer from fibromyalgia but still get out and about, mainly because dog needs his walks. Last time I saw her I said 'sometimes you have to push yourself' Her response was I can't possibly push myself. Because she has someone to pander to her

The landlord doesnt care if they dont leave, them staying is preferred. Threatening to stay won't do anything.

Also not sure blackmail is the way forward either.
