To ask if we need a mortgage advisor or not?

Have bought and sod twice before (1. First time buyer on own, 2. Buying with husband, new mortgage deal.

House up for sale. 3.5 years into fixed deal with big lender beginning with S. Have someone who sounds keen but no offer yet.

So far have had brief discussion with mortgage advisor. Has advised that lender has big exit fees so would very much likely stay with them to move.

Have gone on baning app and got mortgage agreed in principle.

We declined mortgage advisor doing any further work because we said we'd make enquiries re. Going direct with bank to avoid their fees. They mentioned thay they could do administration, might ve able to find a better deal (with current lender) and would charge circa 1k.

As have used a broker previously we were guided through the process but, if we're staying with existing lender I'm struggling to see its worth spending 1k on. Unless the paperwork etc is very difficult.

Also wondering if it would be possible to port mortgage (to keep lower current interest rate on the part we owe already then add the extra on top to cover the value of the new house).

Can anyone advise please?

I don’t think you need one, but if you want one find one that doesn’t charge a fee

why would you need an advisor? If you have ERCs you should just port your mortgage anyway. Have you got a settlement figure from your bank? I’ve had mortgage advisors make out they have access to deals before and never once have they been able to beat whatever nationwide is offering.
