How the hell am I supposed to pay this

Roof is in a bad state. Not actually leaking yet but there’s broken tiles and it’s old. Had three quotes and it’s basically going to cost around 10k to re do.

I am so stressed. I‘m a single parent and have 3k savings. I am saving more each month around 300.

My mum has said she will give me 2k. But that still leaves 5k left. And then I will have no savings. I just feel so shit. I thought I was getting on top of things this year and now this.

Get a credit card with a 0% cash transfer deal for as long as you can find. If you’re paying your £300 a month onto the credit card, you’ll have the £5k paid off in 17 months. But as others have said, get a couple more quotes to be sure. Preferably get a quote from someone trustworthy to you or has done work for someone you know so less likely to lie about the extent of the work required or rip you off.

Post an advert for a roofer who is happy to help you out for just repositioning the missing tiles on your local fb group. Somebody might be able to help for 1000?

Our roof was the original Victorian roof, lots of broken tiles and damage. We waited 10 years until we had actual leaks then had it done. I would wait. You might get another 5 years, or 10 like we did. Meanwhile you can save.

Definitely get a second opinion. We did have a leaky roof and it was just a few tiles and we had that fixed for £250 including fitting for what was less than an hours worth of work.

Obviously you want them to check the felting, but if it is just tiles it will be significantly cheaper as it's just a small replacement job.

Is this a quote for a new roof? Are these roofing companies? The most recent roofing company I used suggests that you don't usually need a new roof and to use roofers rather than general builders. I might get some more quotes to find more opinions. Also if it isn't leaking right now I don't think it needs doing imminently.

Adding my experience too. 1950’s house, gets high winds from all angles- detached pyramidal roof.
We’ve been recommended a roofer, who could have sold us a new roof- stained timbers but as he pointed out- no water is getting, no signs of rot- and over the years has fixed slipped tiles for £200 ish each time and then did the insurance job during high winds.
Very decent bloke- where in the UK are you - local people will tell you who is good and who to steer clear of.
You likely don’t need a new roof

If OP has 3k savings and it’s going to cost around 10k to fix then OP doesn’t have enough money

all roofers will tell you you need a new roof. All of them. You don't.
find someone who will service the roof. That's all you need.

You can get by on an old roof for a long time. We had leaks in ours patched up and repaired for years before we had it replaced. If it's not leaking, all the better. Just leave it as it is.

When we did eventually have it replaced the cheapest way to borrow at the time was a further advance on the mortgage. We borrowed £15k for the roof and the bathroom, cost around £200 per month over seven years. Hopefully we'll get that back when we sell.

My Mum’s neighbours paid £9k for their new roof, we shopped around straight after this as roofers pointed out a problem with my mum’s roof, and my mum’s cost 5K for same type and size roof.

Get a few more quotes. Then look into home improvement loan against mortgage. This can be paid over the term of your mortgage.

Think long-term...
Take a tile that fell off - or part if not whole - to a demolition or builder's yard to match second-hand tiles. Buy some (more than you need as old roofs lose a few each year. Keep spares for later).
Ask friends for reliable handyperson able to use ladder safely. Check your house insurance cover for workers on your premises. Borrow ladder from a friend.
Hire person by the hour (say £23-27 middling price area).
All of us singles need a list of reliable helpers.

Quotes here ranged from £25,000-£30,000 for a patch-up job to £190,000-220,000 full roof. Total roof = 27,000 tiles. Patch-up job using method outlined above cost £2,500. Person hired now has 2 regular hours a week on a range of maintenance jobs.
