What do you think is a fair refund in this situation?

I’m staying in an Airbnb that’s effectively an annexe of someone’s apartment (a self-contained studio rather than just a bedroom). When I arrived, the host told me there was a problem with the water. He doesn’t speak great English, but from what I can gather, there was a leaking pipe and the building manager had switched the water off to prevent damage. There was still a supply, so he got the manager to switch it on briefly a couple of times so I could have a shower, but essentially for the first two days I had no running water.

The resort I’m in is a very popular winter sun destination, so moving to a hotel would have been prohibitively expensive, as the few still available have put their prices right up. I had no choice but to put up with it. I’m going to apply for a partial refund, but what do you think is fair? I’m thinking I should be refunded for the first two nights. I feel bad for the host as he’s really nice and this is largely out of his control - but at the same time, this is more than a minor inconvenience and I don’t feel I should be paying for somewhere without such a basic facility.

I'd expect them to haggle so i'd ask for an 80% refund expecting to close at 50%.

I’m a bit of a soft fool and would expect a small amount if anything, but 2 days is a lot for a small business to return for an unavoidable issue that they tried to fix and turn on as needed.

We had a lovely apartment in Rome once and had water swtiched off one day. Our "landlord" brought us ice-cream from his favourite place with a million apologies, and it had little impact on our stay. Stuff happens. I would ask maybe for 10 or 20% back depending on how much it really impacted you.

Yes, you do. But if I understand correctly, they can make a counter offer.

If this were a hotel everyone would say get a refund. This is no different!

It's different because it wasn't under the owners control & he's an individual, not a business. He did his best for the OP despite having no control over the leak or repair..

Before asking, read the terms and conditions. There might be a clause saying the host isn’t responsible for any inconvenience caused by anything out of their control where the guest decides to stay anyway. Usually if you stay, you pay because you’ve accepted the place meets the minimum standard.

If you’d said no way immediately and left for a hotel until the water was fixed, then yes I think you’d have a case to be refunded the #nights you didn’t stay.

I would ask for a 50% refund for each of the days you were without running water and be reasonably happy to settle for 30%.

It sounds like the guy did what he could to mitigate the situation and the only other option was for you to go home, which you presumably didn't want to do.

Tbh I would have asking Airbnb at the time to put me up elsewhere if they could.

I think it’s reasonable to ask for the full amount for the nights you didn’t have running water, it’s very basic amenity. Contractually Airbnb should refund that under their terms if you had contacted them at the time.

That wasn’t an option. I don’t think it suddenly becomes acceptable to have no running water just because I had nowhere else to go.

Yes, he’s an individual, but he’s still selling a service and it fell below standard. It’s not his fault, but it isn’t my fault either, and he who pays the piper calls the tune. He can take it up with the management company.

as for your previous post, if you look at the post I was replying to, I was simpiy replying that there IS a difference between air BnB & a hotel. I didn't say you shouldn't request a refund.
