How much would it cost to renovate this derelict house?

Dh and I are making the move out of London.

I ideally would find a house that needs completely redoing. We gutted our current terraced house - new floors, wirings, new kitchen etc. The end result was stunning.

We are now looking to move further afield as we expand our family.

im very much on the look out for a house that needs work.

Just put of interest, how much would you say it would take to get this house to a good standard? Decent enough spec but nothing insane.

£150k? £200k?

Don't go for a grade 2 listed because it will prevent you from changing things the way you want them. If you are not tied to the South you'll get more bargains in the Midlands or North. You might b able to do up one more house, sell it on for a good profit then have enough equity to buy another doupper outright. You could aim to be mortgage free this way far earlier. It's great if you have the skillset and energy to get things done. I have btl's and renovate property and sometimes you can get a bargain doupper that is structurally sound but needs maybe new floor joists, and floor and flooring laying, walls skimming and decorating, a good garden tidy up and soft landscaping, new kitchen which is not too expensive if you can fit it yourself and a new bathroom which maybe could be converted to a large double walk in shower room. I've SL's bought houses with separate bathroom and toilet and knocked through to remodel as one more spacious room and add a second downstairs toilet under the stairs. I love doing up houses and seeing them come back to life. I buy a house needing a lot of work at a bargain price, do it up over time, then once it's completed remortgage it and let it out to a family or sell it on at a good profit. Once you have completely done up a first hpus each one afterwards gets easier because you know what is needed and which products to buy. You definitely get quicker too.

Not just the house but all the outbuildings and those paddocks and fences .
That's a lot to restore .

Wonder who the horses belong to ? Is it being rented ( fields) or is the owner keeping them there ?

And as it is SSTC what was the final price ?

The fencing is an easy fix, doesn't need to be super expensive. But the outdoor school looks like it needs resurfacing at the very least - standing water suggests a drainage issue. Not cheap to sort.

Agree with this. It’s a beautiful house though, in a lot of land, and that area by the windmills is so lovely.
Selling off four acres would give you £40,000 and still leave a huge garden. Nine acres is a lot of land to manage.
Think about what you can live with and do over time, what’s essential (electrics, roof) and what you can do yourself (all the decorating ?). I would put up with a ropey bathroom and kitchen, or tatty decor for a while to get that house.

Based on house only @ 220m2
assuming no extremes ie death watch beetle etc but inc for damp, bathrooms, kitchens, etc etc
Id estimate for a good average finish of
£2k / m2

So £440,000

but if you do what you can yourself prices come down

(Figures are based on estimates we’ve had on ours-

Our grade 2 star 500m2 14th century wreck has cost far less than £1k /m2 so far because we have done most of it ourselves. Except for roof, plumbing and electrics
( We do have the kitchen , which is a no ceilinged, sloping floors shell atm) left but it still won’t be as high as even £1k/m2

Your 14th century wreck sounds fabulous!! What an amazing undertaking - the stress of it notwithstanding.

OP, materials and labour costs has really risen since 2019 so I would guess anywhere in region of 500k and upwards.

My worry with selling off the land is if some developer builds on it. If you’re looking for the quiet rural escape it won’t be for years and years
Personally I’d plant a woodland. It won’t make money but it will support the environment

No I just multiplied how much we spent on gutting our current house (rewiring, floors, kitchen, plaster, driveway etc) by how much larger the house I shared is :).

But we didn’t landscape. And our current house is not listed

No but we did buy A LOT of our materials in the sales (stored in parents garage). Our kitchen really looks top drawer but we paid a really decent price using DIY kitchens. Husband and friend (carpenter) fitted it. Dh was a complete novice but found it fairly straightforward. But our house is small. So was doable.

Errr… what? I’m not a “complete fool” 🤣 I have 3 acres of gardens and don’t have time to deal with animals and we do grow some food, but thanks for your comment.

No need to be rude @Crochetandtea Not everyone wants the responsibility of/has time to look after animals. Or cba with the DEFRA faff.
