To ask how much you think my house is worth compared to NDN's sale listing?

We're thinking of moving in the next year or so.

Both Edwardian large semi-detached.

Ours in good state of repair, nicely decorated (so I've been told),

Their house is not really in good state of repair, they've said their primary school DC have trashed and they haven't touched up this cosmetic damage It's basically presented for marketing but very attractive nonetheless.

Large kitchens. Separate utility abd a downstairs loo. Cellar in each house. Original features.

They have 5 bedrooms and 2 bathrooms through living & dining room.

We have 6 bedrooms and 3 bathrooms.

Our garden is a large lawned (needs TLC) area abd lower abd higher patio. Theirs is a small lawned area.

Both have double garages.

NDN also has single garage.

We have sash double glazing, theirs is original.

Mediorce Midlands town in a Nice area next to green space.

They popped it in the market in October and haven't had much interest.

How much differential in price would you think between the 2 houses?

But that aside - I’d rather buy the cheaper one which needs a bit of work than the one which is cosmetically nicer (subjective anyway).

I don’t think 6 bedrooms is more attractive than 5.

Houses are typically priced on square footage, so start with that comparison to them.

I think that is really hard to answer without seeing the difference in the houses. Not many people want or need a 6 bedroom house. They are on at 595k but have not sold - at a guess I would say price it similar to theirs and then yours will look like a bargain in comparison.

What is the market like in general where you are?

You could just ask a local estate agent. It would be both accurate and free.

Have you looked at Rightmove to see actual sold prices for similar properties, rather than current listings? You can ask for any price you like, doesn't mean you'll get it Grin
If theirs is on for £595k but hasn't has much interest, it may be overpriced? I'd think maybe £625-650k may be more realistic for yours - higher as you have an extra bedroom, extra bathroom, larger plot, double glazing and better state of maintenance, but not much higher as it sounds like the other property is unlikely to fetch asking.

If it’s not sold at 595k, it’s presumably worth less than that. So I’d expect maybe yours to be in the 600-650kish range - probably on at the higher estimate but accept an offer at the lower end.

We had an estate agent around in the summer and he said there's no similar solds in the area at all; there's very few of these old housed left, sadly and people tend to stay 10+ years.

So he went with exactly the zoopla estimate. Which is what NDN has gone up for. What a waste of 90 mins of my time listening to his arrogant sales pitch. 🙄

I'd redecorate anyway, so I wouldn't pay more for a 'nicely' decorated house, all else being equal. I'd also rather have 5 decent bedrooms than 6 odd sized ones - but it's not clear if your semis are identical footprint-wise or not. I'd also far rather have original wooden sash windows than modern UPVC double glazing, though heritage wooden double glazed sashes would be OK.

I would be more bothered by the big ticket items like bathrooms, kitchens, plumbing, heating, wiring though, as these are where the real cost is. When you say the neighbour's house is not in a good state of repair, are you referring to these kind of things, or purely decorative? If I needed to change kitchens and bathrooms in either house I'd expect at least a £50k lower price as a result, and if there was more work needed for heating / boiler or re-wiring then I'd mentally attach a £25k cost to each of those and offer accordingly.

All depends on the local market and buyer. Some people won’t care about a house being immaculate because they’re planning to let it or redecorate it themselves.

Are they similar for energy efficiency? That makes a difference with the way bills are right now. If it’s a popular area with families then a big garden will appeal, if it’s more student lets/HMOs/airbnb then probably not.

Where I am, big properties aren’t selling well due to so many landlords selling out and the cost of living meaning that families are smaller and people can’t afford bigger houses so £595k might not be achievable anyway.

Their kitchen and bathrooms are fine, wouldn't need changing really unless a taste issue.

Our double glazing is council approved - we're not listed buildings but we are in a Conservation area so they are absolute duplicates of the original sashes but in UPVc. They cost £40k 6 years ago.

Bedrooms are all large doubles or bigger.

You need to find an alternative estate agent that isn’t useless.
