Name changed.

Im selling my semi detached house. Had viewings and some positive feedback saying its nice.

however, buyer surveyor found damp on one wall, cant see it, detected with damp metre.

Also, a neighbour complained about my noise at night and I responded by written letter saying I will be more considerate and solicitor said you have to mention this TA6 form. There has been no formal complaints to council I asked them

Would this put you off or would you buy with a price reduction

Both would put me off. Property is not moving at the moment so it's a buyer's market. Unless there was something outstanding about the house, I'd probably look elsewhere. Sorry! Can you look at taking it off the market and getting the damp fixed ASAP?

yeh i can get damp fixed

but declaring the letter still worries me I made a mistake
I can afford to reduce price as I have quite a lot of equity

if I fixed damp and reduced price would that work to sell it

Yes fix the damp, by that I mean at source and don’t just cover and patch it. Do you know what’s causing it? Internal or external wall? Any photos? No need to reduce the price

just be transparent about a dispute with your neighbour. Of the buyer is still bothered then can always knock on the door to meet them.

Yeh I know what is causing it so will fix that

am worried the neighbour thing would put people off

The dispute wouldn’t be an issue for me - you’re the noisy one and you’re leaving, it would be different if it was the neighbour who was a nuisance. Damp - if I was interested in the property then I’d have it looked at by a specialist to see what the cause and remedy was likely to be. Are you going to follow up on it now you know?

What's the story behind the dispute? Were you noisy (and can you a reasonable need for them to complain) or are they just weirdos that love to interfere and complain? If you can explain that the neighbours had a legitimate reason for complaining, that works well for the sale of your house even if it puts you in a bad light. 😂

What sort of noise op? Do you entertain gentlemen callers? Or sing Whitney in the bath? Freddie whilst hoovering? Or scream at dc for hours to get to sleep?

The damp would put me off so I'd definitely get that fixed if you're keen to sell.

The dispute... well, I think it depends. The neighbour complained about you, not the other way round. But I'd want to know the nature of the noise they complained about. If they're the sort of weirdos who complain because you flush your toilet after 10pm or they can hear your stairs creak when you go up to bed, or think they should never ever be able to hear their neighbours chatting in the garden etc, then I wouldn't want to live next door to them. But if their complaint was more about something like screaming kids or loud music at night, I'd assume you'd been the problem rather than them and it wouldn't bother me.

I do t see why you need to declare the letter. It wasn’t official. I mean the people behind me have very bright flashing Christmas lights in their garden and as we don’t know them my neighbour put a bit in saying could they either not flash or turn them off before 11pm. Hardly an ongoing issue of bad neighbours!
The damp wouldn’t bother me either. I’ve bought a couple dozen properties and take what the surveyor says with a grain of salt. And I’ve never bought a period property that didn’t have that meter going!

What was the noise?

I mean, if you were being a nuisance and they had a valid complaint it wouldn’t bother me because it’s not you I’d have to live next to. If they were complaining about normal noise (like a lawn mower in the afternoon or something silly) then it would bother me.
