AIBU to ask you for new tenancy advice

We’re about to move into a rented property. It’s been a long time since we have done this and lots of legislation has changed anyway.
Does anyone have any advice about what pre-moving preparations I can request? For example, the property has been empty for some months and the windows are filthy; is it reasonable to ask for them to be cleaned? What about the rest of the property? Can I expect it to be cleaned? Should I be asking how recently the boiler was serviced? Checking whether the white goods work? Is the oven clean? I don’t want to be unreasonable but I also don’t want to be unnecessary passive.
Is there anything you wish you had checked before moving into a rented property?
Or, are you a landlord and can you tell me whether it’s acceptable/normal for me to raise these queries?

As a landlord of two flats I would full expect to present you a property that has been cleaned with all goods working. If the white goods are being supplied it is up to the landlord to maintain them, however some white goods may not be supplied if the property is rented unfurnished - it's worth checking which are supplied.

The boiler (once a year) and electrics (once every 5 years) must be serviced by the landlord by law, it is perfectly reasonable for you to request the evidence, although I would expect the EA to have all this before they market the property.

Yes, I would expect it all to be cleaned to a professional standard. They can do it themselves, or get cleaners in, but it does need to be clean. That includes the oven, extractor fan, windows etc..
Good advice from the PP. Also make sure that you get a copy of the move in inventory and go through it to check you agree with the condition of the house. And make sure your deposit is in an official deposit scheme (only mentioning that as although it's totally standard, so is renting out a clean house so if this is through a friend of a friend or something like that they still need to do things properly).

I'd hand it to you professionally cleaned.
You need following documents from landlord-

Inventory with photos, you must check this, I'd request to be present. This is for the condition of the property and all appliances and furnishings within. Lots of photos.

A certificate showing where your deposit is held.

Right to Rent booklet describing your rights.

Actual tenancy agreement.

Gas safety certificate.

Electrical safety certificate.

EPC certificate.

Meter readings taken on that day.

Contact details inc emergency for who you can contact in case of problems.

Check gov.uk in case I've missed anything.
