Hello everyone,
My partner and I are in the process of buying a detached house and we've just received the survey report. Everything looks good, except for one notable discovery: the house uses its own private pump drainage system, rather than standard mains gravity drainage.
The good news is that the current owners have been meticulous: the pump is well-maintained, and they've provided us with all the service records and documents.
However, we are feeling a bit hesitant about this non-standard setup. Our main concerns are:
1/ Future Resale Value: Will having a private pump system significantly put off future buyers, making the house harder (or slower) to sell?

2/ Price Negotiation: Given that this is an unusual setup and a potential long-term liability, is this a strong enough reason to try and negotiate the price down?

Has anyone here had experience buying or selling a property with a pump drainage system? Any thoughts on the impact this could have on resale, and what kind of price reduction (if any) we might be justified in asking for?
Any advice would be hugely appreciated!

Was the house priced taking this system into consideration?
What interest has it had this time? You want to buy it? Did anybody else?

How old is the pumping station? A quick Google suggests they last 20-50 years.

Is there any way that you could price up decommissioning the station and connecting to the main sewer? Or look into whether the local water company would adopt it! I know Thames Water used to adopt ones that were in place prior to July 2011. I'm not sure if they still do.

The house is lower than the main sewer. So the pump is needed anyways. The pump was replaced 3 years ago and the seller provided all the invoices and maintenance documents.

We have the same system, as our house is lower than the mains pipe . The tanks and pump are under the front lawn with a control panel in the garage and we have the tank and pumps maintained on a regular basis. We have lived in our house for over 25 years and have had zero issues.

I already talked with drainage surveyor and he confirmed that with good maintenance I shouldn't expect any issue. My main convern is if i decide to sell in few years ( not my plan, but who knows), I will face most of people asking for big discount because of the pump.
