Is this a stalker move?

We have been house hunting for around 10 weeks VERY unsuccessfully, the market seems really slow at the moment.

On Friday, the house of our dreams was added to Rightmove. Called Connells and they only had availability due to staffing Fri 31st. Houses like this are being snapped up.

We’ve booked in the viewing but AIBU to post a very friendly note through the vendors door expressing our interest?

Our property is sold subject to contract to first time buyers so I suppose we’re in a decent position.

DP is unsure a note is a good idea, colleagues think it’s a done thing.

i think you have nothing to lose by doing this. I did similar once and bagged my dream house

@MolkosTeenageAngstYes, I see your point. Vendors are selling due to divorce and houses in the area are selling for around the same price. I’m also hoping our position is favourable. Understand our offer won’t be majorly appealing but hoping a solid offer from a proceedable buyer trumps a more appealing offer from a potential buyer.

Only if both parties really want to sell…

In a divorce situation sometimes one person is very reluctant.

If you’re so desperate to see it and worried others will offer on it, do you think your top budget is enough to get it since you’d only offer £350k when they are looking for offers over?

We didn’t do this prior to viewing but we did put a handwritten letter in with our offer and it got us our house, apparently. The previous owners had several offers but they’d brought up their family there and liked the idea of another young family (as we were at the time!) moving in.

So I’d do it, it’s worth a try. 🤞

No one's going to sell to you, at the asking price, before any buyers view the house if you have already played your (desperate) hand.

You need to wait until Friday, play it cool and offer the smallest amount that will secure you the house.

I dont think a note through the door will do any harm, but if houses like this one are usually snapped up it seems unlikely that you will get it for the asking price.

Handwritten letter yes! I did it earlier in the year to try not to lose our dream house. I gave my personal details and left it to the vendor to get in touch. She WhatsApp’d me a few days later and said yes!

@deeahgwitchWe could probably stretch to £355k at a push. Wasn’t anticipating solicitor fees etc to be so high😳

Go for it, write it neatly, include your mobile number. Don't sound desperate, and be prepared for disappointment 👍

@katem98 It was Connells that I had a similar experience with around a month ago. They set up a bidding war - the issue was from what I could see was that Vendor wanted asking and nobody offered asking and property got withdrawn a couple of weeks later. From the Panorama documentary on them - they will favour a FTb using their mortgage broker and solicitor. I had a row with them as I was told I was the only one to have put an offer in, gave a load of BS around not being able to contact the owners, to finding out I was in a bidding war. I had no chance of getting the house as was in a chain. Good luck!

@Gunz The same here. Keep pressuring us to use their broker services when we’re perfectly happy with our independent broker rates. I have seriously doubted in the past whether they’d actually passed on our offer to vendors.

Someone did this when our house was on the market.

I found it a bit weird to be honest - but DP thought it was fine and actually liked they did it.

They wanted to come and view ASAP so suggested they come without the EA.

Absolute no from me. They did eventually come and view with the EA and did put forward an offer. Someone else put in a higher one so they didnt get it.

Im on the fence. So not much help sorry OP haha.

Personally I found it weird and a bit stalkerish and also a bit cheeky... but as I said DP thought it was great

A man knocked on our door within minutes of the board going up, my husband showed him round, he paid full price and offered the same day, estate agent was fuming, silly really as it was a straight forward transaction done in six weeks

I think it’s fine OP. Maybe give them an email address rather than phone number?

id say - hi number X, we noticed you’re on the market and have recently sold. We’d be really interested to have a viewing but can’t get in until 31st. Don’t suppose you’d be able to show us around earlier? We’re happy to pay the asking price and open to discussion.

I remember years ago we viewed a house where the vendors were under a lot of pressure to sell as they had signed a contract for a new build. We liked it but it was the top of our budget so hesitated. Then the vendors accepted an offer. A few weeks later, I saw the sale had fallen through and I called the estate agent. The young man who answered said give them time, they’re upset, call back later. We were cash buyers ready to move. We put an offer somewhere else. I later saw the house sold two months later for £80 k under the £350k asking price (2007). I regretted not being more pushy as we would have offered a fairer price and really liked the house but the estate agent was a muppet. Go for it Op.
