Buyer has come back

The buyers pulled out on the condition that they would come back when I'm proceedable. I found a property and duly informed them, only for them to go radio silence. I couldn't go ahead with what was my dream property, and now it's sold to another buyer. I relisted the house 11 days later; a short time after that, they wanted to know if the house was still available???
I don't want to sell it to them. Am I being unreasonable?

You don't have to sell to someone just because they made an offer. We refused to sell my mum's house to a guy who was rude, difficult and obnoxious to the EA. I figured we didn't want the stress of dealing with someone like that.

Listen to your gut.
They messed you around, they will do it again.

Please say no. Don't reward such people as this.

The buyers communication is the problem .They pulled out no problem but they said to come back when I find a property .I did only a week later .The estate agent had spoken to them they should of said no thank you but they did not .They told the estate agent they would think about it and get back to her after that weekend .They knew we had to put a deposit on a new build .That house has now sold ,we are now back on the market and eleven days later they have come back.I don’t understand why some are saying I should sell to them still .The estate agency has said that the buyers keep moving the goal posts !

We recently had a cash buyer pull out just before exchange. There was plenty of interest when it went on the market but these people made a good offer and verified their funds so we accepted. Their reason for pulling out was because they'd found out the council would not be happy with what they wanted to do to the property. You'd think they could have cleared that up before they swooped in with an offer....so nearly 2 months wasted. I wouldn't give them the time of day, frankly.

Luckily we have a few more buyers interested, so hope it sells soon.

Edited to add, OP it would not surprise me if these buyers are waiting until you are committed again, then will drop their price at the last minute. Gazundering. Some people are very sly.

The strange thing is they had sold their house and were already in a rental and went from take your time to we are pulling out as you have not found a house .They know I will be a cash buyer on my next property once my house sells .I kept them updated kept asking does this sit well with the buyers .They kept saying this is going to be great as no chain!

Don’t put them off, just play the 3 interested parties off against each other to get a better price.

Davros · 29/07/2025 18:49

A cash buyer is someone who doesn’t need to sell a property in order to provide the funds needed to buy. People getting cash once they sell their property are ordinary chain dwellers

Binks28 · 29/07/2025 18:52

I meant in terms of no mortgage!

carpetknees No chain as I will be buying a new build with cash from the sale of my house .It was not over a weekend they had been difficult over 5weeks!! The estate agency found them hard to deal with as the husband didn’t seem to be on the same page as his wife .They told the estate agent they are looking at other houses and now they are back !

I am going with my gut .

No integrity

Murtus · 29/07/2025 19:25

Obviously carpetneesds thinking is in the minority.

The buyers haven't been honest, trustworthy, or reliable. I would not entertain them again. If you can wait it out, I would. They think they hold the cards as they are cash buyers, but this means they may gazunder. Once the trust is broken, it's hard to get back.

Katemax82 · 29/07/2025 20:14

You choose who you sell to. When we sold outer house there was a bidding war between 2 buyers. The first apparently made "their final offer " so we went with the second buyers who outbid them. Once we accepted this offer the 1st one came back with a higher offer (only £2000 more). We didn't budge and sold to the second buyers as we had accepted their offer

TheThreeStingrays · 19/09/2025 21:52

I think you’ve answered this yourself. If you’re not happy selling to them then don’t. But would you be happy selling to someone else as a reduced price?
