How much would this cost?

I am online porch shopping. This is the closest thing to my vision for a porch, except uvpc windows and doors. Have you had something similar and roughly how much am I budgeting for this? I think 6000 - AIBU?

I believe a local builder would probably be a better shout than Mumsnet

Searchingforananswer2023 · 19/07/2025 22:22

I've also seen this, I could get the porch and a new canopy across the entire front of the house, 10K?

True, but I think lots of mumsnetters would have had this done and could give me a rough idea so that a builder will not rip me off.

Do you have a community Facebook group? People may also be able to make a recommendation there. I’ve not had this done myself sorry

Stripeysockspots · 19/07/2025 22:24

Unless you're desperate for shade I wouldn't get the full canopy one, it'll make the front room very dark.

Thank you for the feedback I did think this too.

I would expect the first one to be more than 6k. No idea of costs but all of these factors would need to be considered…
foundations & base
Brickwork & blockwork
uPVC windows (2 side panels)
Composite front door this would be approx 1k
Roof (tiled, pitched style)
Plastering, internal finish
Electrical work (light, socket)
Labour (builders, joiners) about 2k

And also do you need planning permission?

This is helpful thank you. I don't think planning permission would be needed as everyone on my road has a porch. Am I now close to 8k for option 1?

I think you’ll need more than 6K. The door alone will be £1500.

PeapodMcgee · 19/07/2025 23:26

A front door is £400 in B&Q... £1,500 indeed 🙄

And they are absolute foam filled shit compared to a good quality secure solid door.

A cheap UPVC front door in B&Q is £400, fitting is anything between £600 - £1000. So a moderately nicer door than the cheapest plastic model is easily £1500. Time to get up to date on the reality of how much work costs these days!

Dazzlemered · 19/07/2025 23:33

Between 5-7 thousand.

Post on your local FB group asking for recommendations and check their google reviews. Get at least 4 quotes from local businesses.

Exactly and no good quality fitter will use B&Q shit and guarantee it for 10 years.

It absolutely is not. I was going to say ignore the people saying you need daft quotes, this should be done well under 6k depending on what you pick. But of course this is mn so you need to win the euro millions for a little porch

The door in OP’s first pic is a composite front door in a customised colour with customised glass. In B&Q a composite door can cost £1700 which is an off the shelf model, for other, better quality doors where you can pick the colour and the glass design you’re looking at 1.5 - 2K just for the door. Add fitting on top. A porch with foundations dug, electric work, windows and doors, a roof, internal finish, flooring, joinery work, brick work is not less than 6K. You don’t need to win euro millions to build a porch but you need to understand the reality of the work involved and the cost of this.

@Searchingforananswer2023 you would need planning permission for a canopy roof (and a front bay window).

Porches can potentially be built without planning permission where within certain size/height restrictions, depending on where they are and provided that your house isn’t listed etc.

ViciousCurrentBun · 19/07/2025 23:59

We had a composite door and some side windows replaced a couple of years ago so no where near so much work and it was 3k. I think it would cost way more than 6k.

TartanMammy · 20/07/2025 00:35

We have a porch like this but flat roof, we were quoted £3.2k to change it to a pitched roof like in the photo. Going by that you'll be a lot more than £6k.to build from scratch.

Didimum · 20/07/2025 07:06

I think £6-12k depending on a few things. You will definitely need planning permission, OP. Any permanent projection from the existing footprint will need one – it doesn’t matter that your neighbours have them. Do not skip this step.

I’d be surprised if OP’s porch wasn’t within the parameters of permitted development (whereby may need to notify the LPA but wouldn’t need to seek planning permission) https://www.gov.uk/government/publications/permitted-development-rights-for-householders-technical-guidance

Edited

It depends on its external size, height and distance from the public highway.

Sundaymorningcalla · 20/07/2025 07:31

£8-10k roughly (Midlands, more if South). You wouldn't see a return on that should you sell your house...

minnienono · 20/07/2025 07:33

You need building control even if you don’t need planning, my suspicion is that it costs double what you think alas - my replacement door and windows in my porch were £1200 8 years old. I was quoted £800 just for a door recently (different house, wood this time). Work varies a lot by area too, jobs that cost £300 where I used to live are £800 here which even taking into account inflation is more than double
