EPC certicate

I am in the process of buying a 2 bed period conversion built in 1930. The EPC certificate says roof insulation is very poor ( assumed). Should this be taken seriously?

It's not an expensive job to top up roof insulation. What's the overall grade? And what's the potential?

It’s currently D at 68 and potential C at 74

D isn't great but I'm a real freezer. An older house was unlikely to have as good an EPC as a new build with triple glazed windows, etc. A 2 bed's footprint won't be huge so it really wouldn't be too dear to add a few more rolls of insulation, I don't think. And it's something a local handyman can do.

Thanks I am mainly concerned about ‘very poor’ roof insulation point. Is that a concern?

I would ask to have a look in the roof space. It may be that there is no insulation at all. You could also ask the agent for more information.
A D isn't the worst, it's lower than I would like though

Sorry just read your first post mentioning "assumed ". Sounds to me as if they probably didn't gain access to the roof space. Have you had a survey done? What is the roof like?

D is pretty standard for an older property.

The thickness of roof insulation is now at least 270mm, so it’s very easy to fall short of that. Also really easy to top up.
