Neighbour/ landlord/ tenant….

We are the tenants. We’ve been in the property since 2023. Recently the neighbours opposite the shared path have decided to park vehicles on the ‘shared access path’ we have asked them on multiple occasions to not block off the top of the path as it’s our only access point to the main road where we park. We do not have legal access the opposite way. The house next door has recently gone on the market to rent which may or may not have stemmed this issue although it’s likely targeted at us as we have had verbal altercations so clearly a sour relationship. We have sent them copies of deeds which clearly state right of access on foot and frankly it’s literally our only way in and out of the property. I will share a diagram as the layout is unusual, but my query is.. my landlord and next door have decided to team up and go for and injunction after solicitors letters have been ignored. But in the mean time next door have been unable to rent out their property due to the blockage, so will be seeking recompense in loss of rent. We however are the only individuals directly impacted by their hostile behaviour, they put tables in the way, they keep moving our bins far down the road as we have had to leave them on the street. Just you know tedious strange and almost intimidating behaviour. We both work full time but we have a just turned 2 year old who my mum looks after at my house 2 days a week because my mum uses a mobility scooter she hasn’t been able to access my property and therefore ultimately over the past month I have had to not work on those days and my deductions from my wage have been £700. My landlord is completely ignoring me. We are property managed, even our estate agents are struggling g to get a response when we queried what we do in such events we can make rent or pay rent and have no money to live off. Never mind the access to the property is not accessible for anything other than a person to squeeze down the side of a van. Our landlords now as explained are not responding. We have requested a temporary rent reduction whilst we can get everything sorted, no response. Infact their only reply was upset we had their email address rather than addressing the problem we have been trying to address about rent for 2 weeks.. other than go into arrears what other options do we have when we aren’t getting any response? Would we be unreasonable to not pay and leave the property/ tenancy? Absolutely any advice welcome!

You need to call CAB and get advice pronto. They were amazing when I had landlord issues.

So I did and they literally said, well because they have gotten solicitors involved I cannot withhold rent and they are doing everything they can. But is it me or does that seem bonkers when I’m stuck.

It’s bonkers but they are right about the rent.

What’s your notice period? I know it’s a pita but I’d move.

The advice if someone blocks you into your property with a vehicle is normally to call the police. It they haven’t left space for you (and baby buggy and mobility scooters) to get past, I think you could call police and say neighbours have trapped you in the property.

You have lived there for a while so are you on a rolling tenancy? Or have you signed up for a particular number of months? If the former, find a new place, give notice on this one and leave.

We resigned 12 months in December. So not rolling but I’ve always been under the impression notice was still allowed perhaps I’m wrong? We have called the police numerous times sadly due to obviously the blockage aswell as their behaviour but they say sorry it’s civil the solicitors need to sort we can’t… which I find mind boggling I can’t get a pram out. We had to literally lift our bin over their vehicle it’s just such a trap!!

I’d keep calling the police. Ask if they can give neighbours an abso for blocking your property. Emphasise the safety aspect that you can’t get your family in and out.
