Time to get a Mortgage!?

If you went to the bank and skipped mortgage in principle part and just went straight in for mortgage approval…how long did it take? Thank you.

asking here for traffic I’m based in Ireland but I’m imagining it’s much the same as the uk and there’s very little traffic on craicnet. Just looking for estimates/experience please? Providing there’s no documentation delays etc…

Mortgage approval might be quick but I don't think that is the same thing as an official Mortgage Offer sent to your solicitor as part of house purchase, is it? That takes up to 6 weeks doesn't it? Happy to be corrected though.

Mandylovescandy · 15/05/2025 20:41

Our solicitor said 6-8 weeks was standard when we were buying

PeloMom · 15/05/2025 20:41

It was 10 yrs ago but I went to a big high street bank and was approved within a week.
not to drop feed- I worked at the head office of the same bank (although mortgage department had nothing to do with us) and had a big deposit- not sure if that sped things up.

That’s what we thought too. But no.
Just as well as they put in an offer on a house and it was accepted.

Personally I’d have done it the sensible way round in case I didn’t get approved but I guess they were sure they would.

Mortgagequest · 15/05/2025 21:14

@RentalWoesNotFun yes we did similar and have bought a new build. We have paid a deposit to the estate agent already and we have a large mortgage deposit so we kind of knew we would be ok

We had to show a copy of the mortgage in principal and proof of deposit in before the house was taken off the market despite them accepting the offer.
Was about 2 weeks for mortgage in principal and about 4 weeks for the mortgage offer.

Panterusblackish · 15/05/2025 21:25

A family member is buying at present. The offer took several months. I was surprised by how slow the bank was.

We are bypassing the mortgage in principle so going by this still within my guesstimate 😆 thank you ☺️

Official offer was within 90 seconds of the meeting with the mortgage advisor. It was sent through to our solicitors a few days later. This was with nationwide.

That's not the norm at all, there was either an issue with them as potential borrowers or the potential property

alphabetti · 15/05/2025 21:54

I had mortgage in principle then mortgage offer and kept pushing for completion date but finally came out that there was a probate issue with sellers so the original mortgage offer expired. Started again with another provider (found better rate) and got fast tracked as i already had an offer accepted. Had a call with them about things then uploaded my docs and it was sent over to lender and within 2hrs got my mortgage offer! It was with Haysto.

Mortgagequest · 15/05/2025 22:13

Wow! Thank you. So all going well it could only be a few weeks 🙌🙌

I would factor in the time the mortgage in principal takes too as I'd assume them having that already done speeds the process up usually?
When they do the proper offer they're matching that offer in principal to the house and checking it's priced right for them to get their money back if you defaulted etc.

Yeah I really don’t understand, he just said he would skip the mortgage in principle process and go straight in for the offer/full approval. It’s so hard to know i suppose

Update-had our full mortgage offer sent through today 🙌 hoping to have the keys mid July at the latest 🥰 so from first appointment with the bank to today was about 2.5 weeks. Not too bad!

It really depends on a lot of things and each provider will have a different way of working. Where I used to to work we would get a mortgage in principle approved / declined within 24 hours of submission. To get a full mortgage offer it can take a lot longer. An easy one with regular consistent income, clear deposit proofs, and where a physical valuation isn’t required could go to offer in an hour. One where the income is tricky to assess, which to be honest is usually sub contractors or irregular shift workers can take a bit longer. And if the property needs any legal requirements to be checked, it may take a few weeks.

@Sugarfish we received the full offer yesterday. It took 2.5 weeks since initial consultation
