Asbestos roof question… worried!

Apparently there are asbestos sheets in our roof, does anyone know whether these go all the way through the roof or are they just at the ends of the roof where you can see them under the bricks? Not sure if this makes much sense, just a bit worried about how dangerous they are

can you put a pic?

Laiste · 30/04/2025 20:59

and how old is your house?

DH can probably help but he needs a bit more info.

They are not normally anything to worry about.

We had an asbestos issue in a previous house. We had an asbestos survey. It wasn't too expensive, I think about ÂŁ70 for someone come out, take a sample, do a test. But that was about 20 years ago.

Generally speaking, I believe asbestos is not a problem as long as you don't interfere with it yourself and leave removal to someone who knows what they are doing.

Serencwtch · 30/04/2025 21:11

There's different types of asbestos so it's impossible to say.

Most are safe until they are disturbed by removal, building work etc.

How long ago did you buy the house? If it was a dangerous type this would have been identified in the survey.

Loads of buildings have asbestos especially in roofs. It is in schools, hospitals, care homes, public buildings etc. It is generally fine as long as not disturbed so don't go hammering nails or screws into it. You can pay for an asbestos survey but all that will tell you is whether it definitely is asbestos and which type it is.
Having it removed would be a huge hassle and best avoided if it is currently intact.

Agree.
It's good to know though. So that you can avoid disturbing it.

Our house has an old garage with a roof which we thought was going to be asbestos (pale grey mottled corregated sheets) and the test showed it wasn't.

But then we discovered that inside the house we had a whole bloody ceiling covered in flat sheets of it! 🙄

The soffits in ours are asbestos. We're in an ex-council house. I only found out because we were getting a new roof and the neighbours who are still council owned had been told.
When we had the roof done we'd said about getting the soffits replaced. The roofer said he'd leave the old asbestos ones there and clad over with new soffits otherwise it would add about ÂŁ1k to the price to get them removed. (Roof and soffits coat ÂŁ5k.)

We've also got an asbestos panel in the living room down the side of the chimney breast (again told about this by a neighbour) and probably in some of the artex ceilings.
We're just leaving them be. Some of the ceilings we've had boarded and skimmed over the years, mostly because I hate artex. It's still in my daughter's room.
The chimney breast we just know not to drill into it.

Unless they are damaged there is no hazard.

SuperBlondie28 · 01/05/2025 19:51

I work in an asbestos testing lab for a company that does asbestos surveys. I'd agree that with previous posters that they're best left alone by yourselves. You could have someone come out and collect a sample and get it tested for peace of mind. Use a UKAS accredited company please. Lots of dodgy companies out there for sure.

Could be less dangerous cement or more dangerous asbestos insulating board. Could be a modern equivalent though.

If you're the home owner, any indication in the building survey OP?

rb124 · 01/05/2025 23:11

Asbestos in sheet form is not dangerous unless you break it or drill into it. From your description, it sounds like they're up in the eaves? If that's the case, they may go under the roof, so removing it safely could be expensive.
