Hello fellow Mumsnetters.
I’m asking on AIBU purely for traffic.
currently residing in the East of England with children (4) all apart from one having left home.
our youngest is 15 and still needs to complete 6th form and then University in veterinary.

We are seriously considering selling up our 5 bed country style house and therefore releasing equity and downsizing to a 3/4 bed detached more modern style house.

DH wfh but occasionally will need to go into office on outskirts of Glasgow. (Very occasionally).
We therefore have visited Scotland many times and absolutely love the amenities of Glasgow and Edinburgh.

Please give us some ideas on the very best locations with modern style housing, max budget £450k as want to be mortgage free and do not want structural work to do.

i have seen online Paisley seems a lovely area. But have yet to visit.

obviously want the usual and predictable, minimal criminal and honestly activity.

Glasgow and Edinburgh appeal to us, as along as within 30mins drive to either city for amenities.

Linlithgow has direct trains to Edinburgh and Glasgow

A friend tells me that Bo'ness is up and coming, partly fuelled by people who were priced out of Linlithgow

Boredzebra · 30/03/2025 15:58

Why do you think paisley is a lovely area. It’s full of crime

Mumstheword1983 · 30/03/2025 16:00

South Queensferry is lovely and very close to Edinburgh. Linlithgow area as someone else mentioned. Good luck 😃

youcannaecallherfanny · 30/03/2025 16:00

Oh god not paisley 😂 it’s like the crime capital of Scotland

rainbowunicorn · 30/03/2025 16:12

Lovely area is not how I would describe Paisley.

ClaudiaNaughton · 30/03/2025 16:14

Definitely not Paisley

BoredZelda · 30/03/2025 16:16

Falkirk area will get you the best bang for your buck. Slap bang between Edinburgh and Glasgow, easy transport links to both. We’ve lived here for 20 years with no trouble. Any of the surrounding “villages” are decent, Polmont, Brightons, Maddiston, Larbert. It’s cheaper than Linlithgow and Bo’ness. Avoid Grangemouth, Armadale, or anywhere along the M8 corridor.

TookTheBook · 30/03/2025 16:17

Paisley is notoriously rough, what are your sources OP?

Do you want to live in the city or countryside?

LyndaSnellsSniff · 30/03/2025 16:18

I agree, most definitely not Paisley! Ayr has some lovely parts and is about 45 mins drive from Glasgow. Town centre isn't great though.

Stirling also good.

SoManyIdiotsSoLittleTime · 30/03/2025 16:18

I’m Scottish and I wouldn’t take a house in Paisley for free! I had the misfortune to visit the area a couple of times and found it grim.

If I were you I would look at living in the countryside not far from Glasgow. I’m thinking, Strathblane, Clachan of Campsie, Milton of Campsie.

Kardamyli2 · 30/03/2025 16:20

Unfortunately a budget of £450k won't get you much in the "very best locations". If you want to be between Edinburgh and Glasgow maybe Stirling, Linlithgow or Falkirk.

ToffeeSheep · 30/03/2025 16:21

Glasgow suburbs - Newton Mearns & Giffnock to the south, Bearsden, Milngavie, Bishopbriggs & Lenzie to the north - all within easy reach of the city centre by train/bus/car in under 30 minutes. Kilmacolm, Bridge of Weir, Houston a bit further out to the west. Definitely not Paisley!

unlikelywitch · 30/03/2025 16:21

Paisley 🤣 the council had to take steps a couple of years ago to stop a ‘lovely’ resident taking his pet snake to a local park. Perhaps a few more visits are in order!

beetr00 · 30/03/2025 16:22

@Baroluleni this or a facsimile of? south west of Glasgow, is glorious

eta; geography, no ma strong point tbh!!

Notgoodatpoetrybutgreatatlit · 30/03/2025 16:23

I spent time in Glasgow several years ago. The part I stayed in most often was Hillhead. The grandeur of the gorgeous tenements strongly reminded me of Cambridge. And such a classy area, they had an oxfam bookshop! And the most gorgeous cafes and delicatessens. And a tube station. I'm Londoner so I loved the Glasgow tube.
Have a look in Hillhead.

Mirren22 · 30/03/2025 16:23

Southside Glasgow is rather nice, with a few big parks, leafy feel, cute neighbourhoods nearby like Shawlands, Clarkston, Strathbungo, Newlands is a nice residential spot, easy hop onto the motorway network. Edinburgh and Glasgow are very different cities so I think you need to decide which you would prefer to live in / near

Blondiebeachbabe · 30/03/2025 16:40

Dalgety Bay is exactly what you're looking for. I'm English, but have lived here for many years.

We have 5 beaches, a sailing club, a bowling club, a Gala team (summer and halloween gala's), a few good restaurants (Louie Brown's the best), a very busy pub with live music every weekend (Hugo's), 2 excellent Primary Schools and a state of the art High School currently being built.

We also have all the usual things you need like Tesco, Aldi, Asda, Greggs, Dominoes, Chinese & Indian take-outs, chip shops, dentist, hairdressers etc.

Loads of houses have sea views. I'm looking at the sea right now!

Great bus and train links into Edinburgh. You can get a train into Edinburgh that takes about 20 mins. We have our own train station, trains run about every half an hour from there, but if you pop along to Inverkeithing, the trains run every 10 mins into Edinburgh. This means that if you have a night out in Edinburgh you don't even have to think about what train you're getting home - when you go to Waverley, the longest wait you'll have is 10 mins, then hop in a cab at Inverkeithing (large taxi rank), to take you back to the Bay for about £8.

Honestly, it's gorgeous!! And all the houses are modern. For your budget, you'd get a 4/5 bed detached, possibly with a sea view.

Arran2024 · 30/03/2025 16:51

Paisley has a bad reputation but you are close to Glasgow and there are perfectly nice parts of the town. Parts of Renfrewshire are highly sought after, partly for the schools. You could look at smaller towns in Renfrewshire like Lochwinnoch, or north Ayrshire. What about Largs on the coast?

Baroluleni · 30/03/2025 16:52

Sorry to read Paisley isn’t the nicest of areas.
see this is why so needed to ask on Mumsnet.
as we had driven round that way and liked the look of the housing.
However, never living there beforehand, wouldn’t know from a living there perspective.

We have lived very rural before and neighbours who keep themselves to themselves and exceptionally minimal crime level rates.

We are aware moving to more modern housing to get most for our £450k budget I guess would mean more neighbours. But low crime is absolutely a top priority.

thank you.

Houston or Bridge of Weir.
There are some bits of Paisley that are OK but many that are not, and none if the high schools are particularly appealing.

Nanalisa60 · 30/03/2025 16:55

Sterling is lovely

YouCantBeSirius · 30/03/2025 16:55

Have you considered south Lanarkshire? I live in Uddingston. 1 hour on the train to Edinburgh, 15 minutes to Glasgow. You'd definitely get something nice with your budget. I'm originally from Paisley and previous posters are correct, lots of rough areas. Ralston is nice though and you would get something from your budget but probably not a newish build

ScaryM0nster · 30/03/2025 16:58

Have a look at Polmont, Bathgate’s big new housing development, Larbert.

Paisley is notorious.

How about Perth? It’s about an hour away from Glasgow on the train.
