Looking for Advice on Moving to Ovingdean/Rottingdean from Surrey

Hi everyone,
We’re a family of three considering a big move and would love some advice! My partner and I recently turned 50, and we have a daughter who will be starting secondary school in 2026. She currently attends a private school in the Kingston Upon Thames/Surrey area, and since we both work mainly from home, we have the flexibility to relocate.
We’ve always dreamed of living by the sea and countryside, and now feels like the right time to make it happen. We recently visited Roedean School and all really loved it, so we’re looking at the Ovingdean/Rottingdean area for a home. We love Rottingdean, but the housing prices are quite high – our budget is around £850K-£950K, though we could stretch a little if it’s worth it.
We’re specifically looking for a 4-bedroom house with some garden space. We’d love to be in a smaller, welcoming community—ideally somewhere without too many Airbnbs or party rentals. We really want to feel part of the neighbourhood and settle in for the long term.
One important factor for us is the commute to London, as we will need to travel there once a week. How easy is it to get to a train station from Ovingdean or Rottingdean? One of us can provide a lift if needed.
Would love to hear any insights from those familiar with the area! Is it worth stretching the budget for Rottingdean, or are there hidden gems nearby we should consider? Any advice would be amazing.
Thanks in advance! 😊

Seaford has a beautiful beach, I like the town but you do have to change trains at Lewis. We love Seaford beach - car parking is free.

Lewis is much sought after and although not by the sea it's not too far.

Eastbourne is lovely but check the trains it's a long journey into London. Eastbourne College is well recognised. There are 3 theatres and of course there is the tennis just before Wimbledon

Bedes has a good 6th form. The senior school is in a village about 8 miles from Eastbourne. Trains would be from Polegate into London. Again check how long it takes to get into London Ignore Berwick station - there are not enough trains and if the train is running late they won't stop and will carry on to the next station

We use Haywards Heath train station to get into London but it's a 40 minute drive although there are way more trains and the train journey is shorter. Ardingly College is not far from here but your are a distance from the sea

I have limited knowledge of Saltdean, Rottingdean as I live over this way as it were.

It's the journey time into London from this way that really would need to be taken into consideration

I can comment well having lived all over London and Brighton too. Can confirm Worthing is a great place if you want:
-A lovely quiet beach
-Beautiful countryside and walking nearby
-Friendly safe community, quite diverse and queer friendly
Very good cafes restaurants pubs and bars (both traditional and also natural wines bars and small plates etc, craft breweries for Brighton vibes)
-Good schools
-Leafy parks
-Decent town centre with walkable shops
Three train stations(!) and an easy enough commute straight to Victoria/East Croydon/Clapham, and Brighton of course
-Decent parking (especially compared to Brighton)
And affordable homes! I bought my three bedroom house in a good area for only 30k more than my one bedroom flat in Brighton- and for the price of a one bedroom flat in Zone 3 London.
For us it's been a no brainer and we love it, we're in our 30s and lots of our friends are following suit.
-Best areas: Check it out in person. Personally we're near the station on a leafy nice street, Tarring (West) is also desirable. But the best way to ascertain is to go and walk around.
