How much would it cost to gut and redo to a decent standard?

with a bit of tlc it could be special. I’m picturing the climbing roses already. The newly designed plans seem prohibitively expensive though.

“Originally a pair of cottages the property is in need of a complete refurbishment. Planning permission was granted on 3rd March 2023 22/03135/FUL to significantly alter the internal layout of the property to provide a generous kitchen, dining and sitting areas, four bedrooms, a dressing room and bathrooms.”

It is even explicit in the listing.

It’s beautiful. My Reno house was in similar state, though structurally sound and didn’t need roof doing. We are doing almost everything ourselves. So far probably spend about 20k. Have windows to do and a kitchen but again, will fit it ourselves (making oak work tops out of dining tables from Facebook for example). I don’t think we will spend more than 50k on the inside but maybe about 15k outside for the barns.
You say you aren’t handy, I would think 100k is unlikely. More than that for sure, because there are always more problems as you strip back each room.

I love it but it's going to be a money pit. Our old house was 4-5 beds 1960s and when we renovated it was well over £50k ,and it was in a lot better condition than this to start with.

Maybe I’m missing something. But no, I have no issue with where is is placed. It has a driveway. Maybe I am being dim

It’s in a vulnerable position. Speaking from experience! For that money I’d want a house set way back from the road.

£273,902 and 76 pence

rivalsbinge · 28/02/2025 23:40

That's lovely but I wouldn't touch it at that price. It's priced as if it's been renovated already.

If you can knock 100K off the price and have 200k spare I'd go for it.

HamptonPlace · 03/03/2025 17:16

it certainly has curb appeal. i hate ugly houses...

I'd want to know why it sold for £171,000 more in 2022 than its currently on the market for. And why the current owners went to the expense of getting architect drawings but aren't proceeding.

interest rates?

For me, it's a no. The extension has a flat roof and I forsee that being an issue. It is effectively split into two which will need a lot of reconfiguring. I dislike stone (or brick) walls inside. It just needs so much doing to it!

Oh inquire stone walls. Sadly I think there is just too much risk for a property like this.
