Cotswolds - house price question

I’m hoping people familiar with the Cotswolds could help me understand the house market. Specifically in relation to the North East portion of the area (Oxfordshire/Warwickshire).

Dh and I rented a cottage outside Chipping Norton for 6 month about 6 years ago. And we would like to permanently move.

My question really just is how much money would you have to have to buy a detached 4 bed that isn’t minuscule? ideally 1800- 2000 sq fr but I know I’m probably in cloud cuckoo land.

I've looked online of course but it’s hard to get my head around the market. Some houses which look roughly similar can be miles away on price.

The agents we’ve spoken to all seem to be slightly economical with the truth. We gave them our budget and said we would have no problem which most certainly has not been the case.

From what I’ve seen, depending on village, 700k+. In ours, more like 900k+. A v nice one (with a very generous garden near a lovely pub) came up a few weeks ago and it turned out multiple people we knew had gone after it (so I can only imagine the amount of overall interest) and that settled for well over asking which was already over 1mil. If you’re happy to be on a bit more of a development in a village you might do it for slightly under 700k but I wouldn’t expect much more.

We spent a weekend there recently and looked at a few estate agent windows and I'd agree you're looking around 700k for a decent sized 4 bed. There were some new estates being built in some areas but they all seemed to be very close to a main road or motorway.

I'm in the wrong part of the Cotswolds for you, but a million sounds about right, give or take, depending on how in demand the village is - lots of factors affect that. For instance mine is far from being the most chocolate box of villages but it has a well regarded school, strong community feel and great road links, and so demand is still high despite the slightly less traditional feel. A doer upper might be cheaper. Or consider something not detached, that will bring the price down. We estimate our medium-size 4 bed end terrace to be worth about £600 at the moment. And the thick Cotswold stone walls means we practically never hear our neighbours.
