I have a neighbour to one side that has an old extension next to the shared garden wall. The wall is about 1.5 metres tall and it's identical to the one on the other side of the garden.

Neighbour can't see this wall but I've asked if it belongs to me and can I knock it down?

Frantic call - let me get the builders to check it. She has a nephew builder living with her and family across the road.

My response - ok.

Been about a month. She's not got in contact.

There is zero way this wall is tied to her extension. Guy wants the bricks from the ball (FB marketplace) shall I just let him take them? He wants to come tomorrow.

I assume you want to knock it down and use her extension as the divider? In that case, probably nice to ask again.

Am I correct in understanding you’re not sure if it’s her wall or not? I wouldn’t do anything until you get confirmation from someone as if it’s hers you’ll have to (expensively) replace it surely?

If you knocked down my wall without permission and/or checking that it was 100% yours to knock, I would sue you and seek every possible compensation possible.

Surely you can get your solicitor to confirm the boundary lines and if you already have, then why are you asking neighbour at all?

The wall is shared? As in you both own it? or is it just the garden you share and the wall is yours?

If it is shared, you need to ask before you knock it down. And if you have already knocked it down, surely you owe her profit for half of the bricks if they are being sold on Facebook market place?

Take a look at your title deeds, you can buy the map from the land registry for a small sum if you don’t have a copy.
