To expect refund from this booking

Hello, just looking for advice/opinions before I go in with expectations.

I made a booking for a week's accommodation in a privately owned but multi accommodationed place. I think it's on airbnb or used to be, but I booked directly as that's how I came across it.

I've stayed there three separate weeks before, and this fourth time I had to cancel for medical reasons (a treatment space opened during that week). I cancelled about a month before, but I had already paid in full (about £500). Owner agreed I could transfer the date.

I sent a request to book, but the owner has now emailed saying they are developing the place I was staying, and that they will no longer take short term lets on my date. There is no flexibility in my date, it's a training course that I've had to rebook (and lost substantial deposit on). I'm self employed so self funding.

The email mentioned no refund, but I thought it would be, at the very least, an obvious refund of non deposit? But also, if the place is closing, surely a full refund as the business can no longer fulfil what I've paid for?

Yes of course, they are not providing the accommodation and so need to refund you in full.

I don’t think you are being unreasonable. When you booked it what were the terms regarding cancellation and refunds?

Hmmm. Is it actually closing or just being redeveloped? Will they be reopening it again as accommodation?

It doesn't sound like they are closing though, they are redeveloping. So will be open again at some point. They are probably holding out for you to change dates, which is what they originally agreed with you. Whether they can do this probably depends on your original agreement and whether they needed to refund you then.

If you paid on a credit card, contact the credit card company and invoke the chargeback facility. I’ve successfully done with once with a purchase of faulty goods.

When you first booked and then had to cancel, what were the t&cs then? Was it transfer only or was a refund option available? I think if you weren’t eligible for a refund then, then you wouldn’t get one now.

Ahhh, false alarm, I just got another email now, which I looks like I'll get a refund. 🙏

What was the original booking conditions. Was it no cancellation? If so you cancelled. End of . And generously allowed you to change the booking.

A nice message saying you are disappointed as you've stayed there happily so many times. Good luck for your future venture. As you are no longer accepting my booking when can i expect my refund "
