To not declare knowledge of planned estate

Selling house. An estate is being planned behind it. I’ve just been putting the legal
pack together and it asks if I have any knowledge of planned development work.

It’s at pre planning stage but is well known. All the neighbours know about it. The neighbours know that I know.

Would I be unreasonable to deny knowledge of it in case it brings the value down? Would it be risky. What would you do?

One thing I have learnt from selling and buying is that whenever something's worrying you and you are not sure how to fill in the form, ask for advice from your solicitor. Of course you shouldn't lie on the form. It would be foolish to do so and risk being sued later on.

However the solicitor knows how far the seller's duty to disclose goes and where the dividing line is between your responsibility to disclose and the buyer's responsibility to research and find out about what they are buying - the 'buyer beware' principle. The solicitor will advise you on that and on how to word your answer. I've found them invaluable for allaying such worries and uncertainties.
