Nowhere to live over Christmas, advice needed

I was meant to be completing on my first home this weekend, but the seller pulled out last minute, despite pressuring me for weeks to exchange - there was a legal issue outstanding that took a few weeks for solicitors to resolve, not a big deal, or my fault, but obvs needed sorting. Then at point of exchange the seller decided not to move afterall. I'm devastated.

I've given notice on my rental flat and new tenants are moving in soon. I have nowhere to go now, there are hardly any rentals around that I can afford. Airbnbs costs a bloody fortune. I need to be able to commute to work in London 3-4 days a week. I've spent 20 years saving for my deposit, I can't afford to go throwing several grand away on an Airbnb for several months while I get my shit together finding a new rental or place to buy - then I'll never be able to afford to buy. I have no family left, and no close friends any more so can't stay with anyone.

Any advice? And yes, things could be worse, I could be completely broke and homeless, so at least I'm lucky enough to have some funds.

Have you asked the EA you were dealing with? Sometimes they know of people who want to do a short term rental. Does she have anything else you might want to buy? The odd time if it's empty you can arrange to rent it while conveyancing is being done.

Really sorry to hear this happened but it’s really unwise to max out your budget so much that you can’t afford to pay for an overlap with rent and mortgage. You need some savings for home repairs etc, not to spend everything on your purchase.

Oh no that's rough. I'm so sorry. I would definitely speak to your landlord and ask to stay on. Agree that they can't throw you out if you've nowhere to go. Also maybe contact citizens advice bureau.
I've been in a similar situation, made homeless at the beginning of December because my landlord had defaulted on the mortgage and needed to sell. I spoke to the agent I rented through and they found me somewhere that was only available for a couple of months as they were having some work done to it in the new year, it was a damp basement flat but ok for a short time, I then managed to find a new build show home to buy.
I hope you find somewhere soon.

Sorry, just read the whole thread and realise others are saying you shouldn't stay in your flat. I agree if the new tenants have a child it wouldn't be fair.

What a nightmare. Another reason why the buying/selling process in the UK is not fit for purpose.
I think a spare room is likely your best shot OP. Just find the cheapest one you can; you know its temporary and hopefully you find somewhere else to buy soon.

@Doubledded123 when I lived in London, I had no family around, I moved there for work like lots of other people. And everyone in London is super squeezed in terms of space. I wouldn't have had a room for a friend to come crash with me, especially over Christmas. OP has to suck it up, rent a place, and delay buying her own place, possibly for another 12 months as short term rentals are expensive.

It's awful but blame conveyancing laws in England.

I'd suggest joining local facebook groups and asking on there is anyone has a short term room to let or needs someone to house sit. Spareroom is also worth looking at.

Have you asked around at work? I worked somewhere recenltly with quite a lot of young staff moving around between rentals - there always seemed to be someone staying temporarily with a colleague,

Unless you're likely to need emergency care, stay registered with your current GP & don't tell them you've moved. A few years ago, I changed GPs because I was living away for a year, which turned out to be 18months, it took more than 6 months for my records to get transferred,

I would aim to get a room in a shared house. Doesn’t have to be anything amazing, just a temporary measure until you figure out the next step.

I'd do this option too. You'll have to put a lot of your stuff into storage.

I think that whilst its a crap situation, you should look at air b and b or short term rental. Hopefully you may get a discount if you ask for month by month contract.

You do have money available...short term rental is not what you wanted or planned to spend some on but staying put in your flat could cause extra problems for you (not to mention the new tenants due to move in and your landlord)and a short term rental seems like the least hassle option and will give you breathing space to find something new to buy.

House buying and selling is so crap in this country...there should be penalties for sellers (or buyers ) and compensation for the other, affected party when pulling out so close to exchange.
