Exchange completion issues

Help!!
We are due to exchange and complete on Thursday. Lender solicitor requested funds yesterday but today have come back with last minute enquiries, as below:
Please confirm that all necessary local authority consents and building
regulations were obtained and adhered to in relation to the conversion
of the property (Special Condition H)
Please confirm that the remnants of an NHBC/architect’s warranty is
available for the conversion of this block prior to the release of funds
(Special Condition I)
Please confirm regarding the valuers note in relation to the boundary
lines with No 67 and the title plan (Special Condition S)
Please verify whether building insurance has been arranged through a
block policy by an office nominated by the freeholder (Special Condition
W)

these have all been satisfied before, but my solicitor has sent this to sellers solicitor and then to management company. Anything I can do?

Because @Hypermedi either the lender's solicitor has lost/forgotten them or the buyer's solicitor didn't answer these specific questions.
At least you haven't exchanged yet @Mrhelz so if you end up having to wait it's only a delay.

Shes said in the OP 'they've all been satisfied before' so not sure what you're on about 😄 but anyway, sounds like the other party is potentially looking to offer a lower amount last minute. Stand your ground.

I have no clue.. they’ve been super difficult over the last few weeks, poor communication from all 3 solicitors. I’m at the point where I am not sure where to go as it seems never ending…

Are you in a chain?? Are you selling a property too or a first time buyer etc?

The Lender won't be trying to offer less money @JustJoinedRightNow . They'll either lend or they won't.

@Mrhelz so you have a solicitor acting for you and one acting for your lender? In my experience Lenders' solicitors are pretty dire but if your solicitor has gone back to ask the seller's solicitor the questions again it does suggest they may not have been answered the first time.

@Mrhelz you might want to start your thread again in the legal matters section. You still get 'helpful' people who don't know what they're talking about over there, but you'll also get knowledgeable responses from people in the legal profession.

the lenders Solicitor has requested mortgage funds and then the lender has come back with those requests, not massively unusual.

It just needs to be dealt with, the lender will not release mortgage funds until all conditions have been satisfied.

It needs to go through its process and the lender needs time to review and confirm. No you can't do anything

It is what it is.

We're all anonymous on here, you have no idea what line of work I'm in. I have specialist knowledge too, snooty pants, but the posts make no sense and are completely unclear with a severe lack of info. Be my guest if you'd like to unpick all of that, perhaps dial back on the shitty attitude though.

Yes this is correct, I have a solicitor acting for myself and one for the lenders (which I am paying for and appointed!). We then also have the sellers solicitor of course.
Like I said we are all ready to complete on Thursday, funds requested yesteday but the lenders solicitors have raised last minute enquiries. They all seem to just be a tick box and “confirming”

Ok @Mrhelz , as @CheshireDing says; it's not not massively unusual and just needs to be worked through. The only thing I'd say is that any time the solicitors spend speaking to you or the estate agent because you're chasing them is time they're not spending actually working on the matter.
I once had an estate agent call 14 times in a day for an update, it's quite hard to actually do the job under those circumstances!

If the emails stopped coming and the phone stopped ringing we could actually do our job (I think wistfully back to the days when everything had to come in the post, rather than on email and a response expected immediately!)
