AIBU For re-tiling our roof?

70's terraced house. We've done it up quite a bit and looks like we'll be staying here for a few more years at least.

I always knew our loft is the weakest part of the house, with the bitumen sheets ("felt") all raggy and holed up. A lot of it has simply collapsed on the deck.

However, we don't have any water damage.
Last heavy rains, there was some dripping but I caught it early enough and patched the felt locally - although it definitely felt like the felt I was patching was crumbling.

Tiles are definitely doing their job but unfortunately, in order to lay new felt, they need to be removed. Salvaging them did not change the quote much so I opted for new tiles.
£10,500 - all work done, Reading area.

It's just such a blow to our savings... With cost of living, we are not able to save... Repaying the mortgage is the only thing that's kind of increasing our net worth.
So, our savings account (from better times), which we took comfort in, will be crippled by this (we got like 25,000 in total).

I am dithering between feeling that it's a fool's errand and feeling that an actual leak would ruin our extensive redecoration and anyway might be a problem when we sell the house on.

Any thoughts appreciate but please go easy on us at these trying times :)

Needs to be done - the damage it could cause would be huge. Are you able to apply for planning permission and have a dormer added at the same time? Means you could add stairs at a later date and add value to the house

If it's done any damage, is it not covered on your Insurance to get it fixed? or have you caught it pre damage.

This sounds like a good idea op! You wouldn't need planning permission typically for a dormer as long as it met the permitted development criteria - although best to still check with the council!!
