House still on market over 2 years later

Hi our house has been up for sale for 2 years and 3 months. We had lots of viewings, no offers. My husband then reduced the price this year, more viewings and still no offers.
My name isn’t on the mortgage and deeds due to my bad credit rating.

mortgage in principle ran out ages ago so we don’t know how much my husband would be able to get a mortgage for and how much a month it would be. We have equity in this house. 22 year mortgage with 14 years left.

I’ve made different suggestions to my husband such as listing it as a 4 bed rather than a five with the bedrooms not been big. I’ve suggested decluttering to see if that helps. I’ve suggested going with a different estate agent and lowering the price. Then today I’ve tried to talk to him about it. Mentioned lowering the price and he just dismissed it.

im fed up of it all now and it’s not fair on our children. I’m now at a lost as what to do

I agree that posting a link could be helpful as sometimes there’s things in your own house you just don’t notice as you’re so used to seeing it if you know what I mean. can be really useful to get an outside opinion. Could it also be the photos not doing it justice? Has your estate agent suggested lowering the price?

If it's been up for sale for 2 years with plenty viewings, it's either priced too high, or there's something putting people off (think internal or external, perhaps environmental, maybe a waste sewage plant right next door, so effectively it's priced too high).

Have you fallen for the hype of estate agents, is it priced reasonably? what's recently sold in the area? you can view houses STC and under offer, what do they have that yours doesn't. Has there been similar properties to yours and you've just been pipped at the post when someone chose?

Get one of those professional house stagers in. Something isn't right somewhere after two years on the market and no sale.

Posting a link and letting others be honest would help.

But... if it hasn't sold in two years then it will be priced too high. All houses sell at the right price.

I assume it's on Rightmove? If so then have a look what else is on the market at the same price. Put yourself in the shoes of a buyer and see what else they would be looking at.

If one of the rooms is really small then it might be worth calling it an office instead.

How bad is the clutter? You’re getting people in to view - but when they get there, are they seeing (and possibly smelling?) mess and clutter which prevents them appreciating the potential of what the house actually could be? Decluttering should have been your first step, not a two-years-down-the-line suggestion tbh.

What is the reason for the move and does DH actually want to move? More than two years is a really long time and he doesn't seem to be doing much in order to get a sale.

My DM’s house has been on the market for 1.5 years so far, tonnes of viewings and no offers. It started at £850k (estate agent’s suggestion), and is now £750k after multiple price drops and being on with 4 different agencies so far.

Feedback is always the same - they don’t like the busy road it’s situated on. So in my opinion the price needs to come down more, but my DM won’t stand for it as she still has £850k in her head and thinks it’s on for too cheap already 🤪

The market is pretty rubbish in many areas of the country at the moment unfortunately, and houses priced too high just will not sell!

Decluttering is essential. I would also list it as a 4 bedroom. My house was listed as a 4 bedroom (it's actually 2 bedroom with small study and loft conversion which we use as a tv room but don't consider a proper bedroom because the roof is low) and it took the owners ages to sell. We weren't going to look at it because we wanted a 2 bedroom but the estate agent convinced us to look saying it wasn't really a 4 bedroom. If the wrong people are coming looking, they won't buy.

After 2 months if a house hasn't sold people will wonder whats wrong with it.

After 2 years they're seeing how long it's been on the market and probably only coming to view to find out what's actually wrong with it. Other than likely overpriced.

We need a link to the listing OP to see what's going on.

What feedback have you had from prospective buyers? And why are you moving?

After 2 years I'd take it off the market for a few months, make changes where necessary and then put it back on.

Have you had any feedback from the EA? They must have some ideas about why it might not be shifting.

It's either in a bad state (should already be decluttered), or too expensive, or both. So you need to declutter, and if no joy after say another 3m, take off the market or drop the price.

If you need to sell OP, change agents, reduce the price and consider going to auction if it still won’t shift.

Wanted to move futher down in the village so my son can be nearer his friends. Want to move as i know unless I pay and sort it, improvements to the house won’t happen. We don’t need a 5 bed, 4 would be ok
